#NEVER BUILT: BURJ AL FATTAN, 463M, 96F Mixed Use (Dubai Marina)

The Oasis Beach Hotel closes on 1 September 2008 for demolition.

Proposal is a 90 storey hotel.

I was once told that there was a height restriction for buildngs on the beach side of the Jumeirah road. Why they want to build something this tall so close to the beach just disturbs me.

This could be the start of a free for all on the hotel plots.

It looks freakishly out of place on its own.

At least some of JBR is protected by the beach parks.

If a 90 story tower is placed cleverly, it might not obstruct views from Al Fattan, however: imagine all these people driving to the tower, going to the beach etc., there is just no more room in this area and traffic in the morning is already terrible with only 25% at most occupied at JBR. Crazy, the infrastructure will be choked in no time, unless they commute over the water.

It's every jbr owner with a sea view that should be seriously worried. They've messed up The World by going ahead with The Universe. Now it looks as if all the hotels on the beachfront are up for grabs to be replaced by huge hotel towers.

This is owned and developed by the same person who owns the Al Fattan towers as well (guess how he's called...)

He's a very close friend of Sheikh Mohammed, probably even studied and graduated together from the Military Academy in the UK.

i would expect similar high rise hotels to replace the Ritz, the Hilton, and Sheraton, and maybe even the Le Royal Meridien in the next 3-5 years.

BTW, from what i read, occupancy rate in JBR is over 70% now, which would explain the limited number of apartments available for rent in JBR nowadays.

Are the beach parks for the JBR only or could they be used by the marina residents as well? I was wondering where the nearest public beach was.

how can they even expect to build a foundation that deep so close to the shore? I have a feeling no sea view is safe in Marina anymore.. the only 'guaranteed' views would be on the shore of the marina
