Avida Land launches condo in Makati as it looks to attract yuppies, OFWs
Cheryl M. Arcibal, GMANews.TV
05/11/2009 | 03:42 PM

MANILA, Philippines - It wasn’t exactly the most auspicious project launch for Avida Land Corp.

After all, the Ayala Land Inc. (ALI) subsidiary experienced its most number of cancellations and defaults in the last quarter of 2008, company officials disclosed.

This explains why it was forced to postpone its launch of Avida Towers San Lorenzo set for October last year.

But on May 11, the company decided that the launch’s postponement was one too many.

During that Monday, Avida Land unveiled its second high-rise project in Makati City, betting that overseas Filipino workers (OFWs) and young urban professionals will bolster demand for the project.

Avida Land is banking on the “resilience" of end-users, “who will still have to buy property even if there's a downturn given that they have the money," Christopher Maglanoc, Avida Land vice president and head of Project and Strategic Management Group.

Moreover, overseas Filipinos, which comprise a significant portion of the company’s buyers, are looking for projects which are affordable, another executive said.

“OFWs are mostly looking for affordable condos rather on houses and lots because of security concerns," said Rex Mendoza, Ayala Land senior vice president for corporate sales and marketing.

Called Avida Towers San Lorenzo along Pasong Tamo extension, the condominium boasts of 1,132 units in two towers.

Units cost anywhere from P1.8 million to P4.5 million, the company said.

The first tower’s construction, which has 30 floors, will begin in the third quarter of this year. It will be turned over to its owners starting 2013.

The project is a joint venture with Makati Greenbelt Palms Land Inc., owned by Chinese nationals.

The 8,070 square meter property, where the project is situated, was contributed by MGPLI.

Avida Land officials refused to divulge details about the partnership but said MGPLI will get the “equivalent units" for their property.

Since 2003, Avida Land has launched 16 towers, of which 12 are already sold out.

Another project in the offing is a subdivision in Cavite.

“The condo market is not as strong as it was in 2007 but there have been some improvements," Maglanoc said.

“For the first quarter, we have better management of our receivables. In the first quarter, we are seeing some bottoming out following the fourth quarter's worst cancellation rate," he added.

Avida Towers San Lorenzo's new breed of homeowners
Updated June 19, 2009 12:00 AM
Philstar.com

Avida Towers San Lorenzo will be a haven for Gen Y-ers who want to live in the most vibrant and dynamic community in the country.

MANILA, Philippines - Designed for a new generation of young urbanites who want the most out of their jobs, social relations and life in general, units at Avida Towers San Lorenzo were built to last a lifetime. Drawing from its Ayala Land heritage, Avida has planned the features of this two-tower residential project with 1,132 units so that it will remain a valuable real estate investment for this growing breed of real estate clients.

According to Dez Cruz, head of residential buildings of Avida, Avida Towers San Lorenzo is a haven for Gen Y-ers or young executives and professionals in their 20s and 30s who want to live in the most vibrant and dynamic community in the country. For these confident and tech-savvy individuals, purchasing a unit in this project along Pasong Tamo Extension will mean being just “a dash away from the corporate headquarters of most of the Philippines’ top corporations, major business establishments and support services.”

After hours, Avida Towers San Lorenzo’s superior location will allow these individuals who work hard and play hard to freely enjoy the leisure options available at the Greenbelt and Glorietta malls without the hassle of a long commute home.

Designed for a new breed of homeowners
Manila Times

Designed for a new generation of young urbanites who want the most out of their jobs, social relations and life in general, units at Avida Towers San Lorenzo were built to last a lifetime. Drawing from its Ayala Land heritage, Avida has planned the features of this two-tower residential project with 1,132 units so that it will remain a valuable real-estate investment for this growing breed of real-estate clients.

With only 21 units per floor, a home at this Avida development will mean fewer disturbances for the homeowner and more time for rest. “Large windows also assure the availability of natural light and good ventilation, the pre-requisites for a healthy lifestyle and heightened sense of wellbeing,” according to Cruz.

A range of amenities for entertainment and recreation are an integral part of the Avida Towers San Lorenzo lifestyle. Three floors above busy Pasong Tamo Extension, the podium level offers over 5,000 square meters of privacy and security. Its centerpieces include a social hall where unit owners can host events for as many as 200 guests and a swimming pool. The podium also integrates an outdoor gym with modern equipment for aerobic and anaerobic exercise. The gym’s out-of-the-box location amidst the podium’s lush landscaping means fitness activities can take place in a more natural setting. Says Cruz: “The podium level serves as the Avida Towers San Lorenzo unit owners’ multi-tasking backyard.”

Avida has tapped Ayala Properties Management Corp. to set up and run the maintenance, administrative and security systems of Avida Towers San Lorenzo to ensure hassle-free living. With over four decades of property management experience, APMC assures homeowners that they are free to lock up and go at a moment’s notice, and feel at peace about the security of their home. APMC also discloses that Avida Towers San Lorenzo association dues or fees to maintain the amenities of the project and common areas will be among the most reasonable in their neighborhood.

Avida executives assure young urbanites who value getting ahead at work, enjoying the company of friends, and living in the midst of it all, that Avida Towers San Lorenzo will answer their many needs. ”Here, they can move the world at their own pace and with their own choices,” notes Cruz.

Flooding is also one of my main concerns about the area. Since I can remember, Pasong Tamo has always been a flood zone everytime there is a heavy downpour. Is this Avida project nearby San Lazaro's Place (Empire East)?
Flood is present here even if it rained for just an hour (ankle deep). I know because my clinic is located in Cityland Pasong Tamo. The flood will subside after one hour as well. Location is great though.

Latest update: Digging is already underway, since few days ago. Just like any other development along Pasong Tamo, there'll be basement levels for the towers.

Avida offers promo deals
December 9, 2009, 4:48pm
Manila Bulletin

In addition to a choice of five residential condominium communities in Metro Manila alone and a range of residential subdivisions in six provinces, Avida, the affordable housing arm of Ayala Land, recently launched a promotion offering discounts to buyers.

According to Tess Tatco, Avida marketing manager, “We want our buyers to enjoy the opportunities made available by our ‘Be ahead, Avida na’ promo while they last.”

Buyers who make reservations for a unit can get as much as P35,000 cash savings. Moreover, all Avida buyers up to Dec. 25 have the chance to win a Manila-Sydney-Manila trip for three including a two-night stay and US$1,000 pocket money as first prize. The second prize is a Manila-Hong Kong-Manila trip for two inclusive of accommodation for two nights.

Tatco explained that middle-class families usually think long-term when they purchase a home. “They prepare for it and are not spooked by downturns,” she said.

Despite the economic slowdown of the past year, for instance, Avida reported steady sales from January onwards.

The Avida promotion, she explained, is also a way to give back to buyers who have supported the Avida brand. Meanwhile, balikbayans who reserve units are entitled to additional gift cheques from Ayala Malls and still another set of Ayala Malls gift cheques upon signing a contract to purchase a unit. They simply need to present their passports.

Avida expects its five residential condominium units in Metro Manila to continue enjoying good sales for the rest of the year.

The newest of the projects is Avida Towers San Lorenzo in Makati which is a short walk away from the Makati Business District. Among its house and lots, it reported great buyer interest in Avida Settings Nuvali, the first community to rise in Nuvali, an eco-community envisioned to be a regional growth center by Ayala Land and its subsidiaries.

Tatco said Avida has products ranging from P1 million to P3.5 million. In addition to widening its products lines, it has also expanded its geographical reach.

Avida has a community in Luzon as far north as Cabanatuan and as far south as Quezon province and Naga City.

Take up seems slow with the recent promotion and its extension. Any update on the digging? This thread is just too quiet.
