Tidhar buys Tel Aviv’s Beit Lessin site for $38m

Sources inform ''Globes'' that Tidhar Construction Ltd. has bought the Beit Lessin site on Weizmann St., Tel Aviv, from the Rahamim family of the UK for $38 million. Tidhar, owned by co-CEOs Gil Geba and Arie Becker, Kobi Rogovin and US investors, bought a nine-dunam (1.75-acre) prime location lot occupied by the Lessin Theater and several three-storey buildings.

Tidhar will pay half the price in cash, and the rest in a combination deal, under which the Rachamim family will receive apartments worth $19 million in the project planned for the site.

In 2004, the Tel Aviv Local Planning and Building Commission approved a 31-storey high-rise and an 800-place partly underground parking garage for the site, reflecting 300% building rights, subject to demolition of some of the present structures. The Urban Building Plan (UBP) defines the lot as “brown area” zoned for public use.

Under the plan, 26,820 sq.m. of residential space and 3,130 sq.m. of commercial, office and public space will be built.

Over the past two years, the Tel Aviv municipality and landowners have been promoting a site-specific UBP for the lot with 450% building rights. The Tel Aviv Regional Planning and Building Commission is now discussing the application for the change.

Ownership of the Beit Lessin lot has already changed hands twice in recent years. The Histadrut (General Federation of Labor in Israel) sold the lot, including future building rights, to a group of investors for $14.2 million in 1999. Then State Comptroller Eliezer Goldberg sharply criticized the Histadrut for selling the lot without a tender. A few years later, the lot was again sold to the Rachamim family. The sellers made a profit of a few million dollars. Today, with the Tel Aviv luxury residential market at a peak, the lot has been sold for a third time, this time at a huge profit.

Tidhar is seeking a partner for the deal, in order to reduce its risk and financing costs

Tel Aviv Regional Planning Board approves 30-storey high-rise

The Tel Aviv Regional Planning and Building Board has approved for deposit plan TA/3509 for the construction of a residential high-rise and public garden on the site of the old United Kibbutz Movement building. The site is on the corner of Soutine St. and Fishman-Maimon St. in north Tel Aviv, east of Ibn Gvirol St., and near Tel Aviv Sourasky Medical Center (Ichilov Hospital). The large public Soutine-Nahardea garden is located east of the site.
This is a dense residential area of four and five-storey apartment buildings, as well as old and new high-rises, such as the Nahardea-Beeri project, David Towers, City Tower, and residential towers on Arlozorov St.

The planning process for the new building was unusual, and included participation of the public and local residents. The residents were shown eight alternative plans. They chose the plan for a tall, thin high-rise with an adjacent public garden to the west. The high-rise will be located between two public gardens, thereby providing maximum exposure to open space for existing buildings.

The 30-storey high-rise will have 80 apartments, 7,500 sq.m. of main space and a one-dunam (0.25-acre) public garden. The plan will include developing the garden, and widening sidewalks with plants and public parking. Developer Neve Schuster Ltd., managed by CEO Dalia Schuster, initiated the project, which was designed by the Giora Rothman-Moshe Raz architectural firm.

Approved: 21-storey Rothschild-Herzl tower

Two buildings adjacent to the new tower will be preserved, financed by transferring building rights to the tower.

A Tel Aviv Regional Planning and Building Commission subcommittee has approved plans for. 21-storey tower at the corner of Rothschild St. and Herzl St., as well as the preservation of five buildings on Rothschild St. The tower will be for mixed office, commercial and residential use in 17,000 sq.m. of main space and 19,700 sq.m. of service space.

Two buildings adjacent to the new tower, one of Allenby St. and the other on Segula St., will be renovated. The remaining building rights on the secondary lots were not exploited and transferred to the main lot, in order to finance the preservation of the buildings.

The lot is valued at $35 million. Crescent Heights recently bought the Elite compound in Ramat Gan for $44 million.

Sources inform ''Globes'' that Crescent Heights of America, owned by billionaire Sonny Kahn, is in advanced negotiations to buy a five-dunam (1.25-acre) lot, zoned for a 45-storey high-rise, for $35 million. The lot is next to the Recital Hall on Menachem Begin Rd. in Tel Aviv. Sources said the sellers have given Crescent Heights an option to buy the lot, subject to the settling of engineering restrictions related to the building permit.
The Recital Hall lot is located in the northern section of the Tel Aviv central business district between the Arlozorov train station in the north and Shalom train station in the south, and between the Ayalon Highway to the east and Menachem Begin Rd. to the west. The Tel Aviv light railway Red Line is due to run through the area.

Crescent Heights is riding the wave of construction of luxury apartments in high-tech areas in Israel, in the belief that these areas will attract many young couples wanting to live close to their workplaces. For this reason, the company recently bought the Elite lot in Ramat Gan for $44 million. The company plans to build a 73,000-sq.m. 60-storey luxury residential and office high-rise together with Donald Trump, to be called Trump Plaza Tower. Apartments will cost about $1 million each.

The island next to Tel Aviv will be approved

Sde dov airbase will be moved to a man-made island, and a huge residential are will be built instead on 1300 dunams.

The airbase has to be moved to also allow for a mini-city of skyscrapers - to lift height restrictions to allow for taller towers and luxury beach hotels, in a huge project worth $20 billion, and also because of noise complaints by current residents in north tel aviv.

The airbase will move in seven years. The island will include a 4000 sqm terminal, not known if it will be a second international airport that will compete with natbag. The new airport construction will cost $1 billion.

The island will be built 1.5 kilometers from the sea, where glilot interchange is, and will be linked by a highway from there.

new transport minister Mofaz will give it "national priority" status, and it will be approved in a few months.

ב"ידיעות אחרונות" דווח, כי לאחרונה הושגה פריצת דרך ובתוך חודשיים צפוי להיחתם הסכם פינוי בין המדינה לבין אזרחים שמחזיקים בחלק מהקרקעות שעליהן יושב שדה התעופה הצבאי, שבו משתמשות גם חברות אזרחיות.

פתאת התוכנית להקמת שדה התעופה החדש יגבש צוות מיוחד, שבו חברים שר התחבורה לשעבר, עוזי לנדאו, ראש עיריית ת"א לשעבר, רוני מילוא ומנכ"ל משרד הביטחון לשעבר, עמוס ירון.

לפי ההסכם, יפונה שדה דב בתוך שבע שנים. משרד הביטחון וחיל האוויר כבר נתנו "אור ירוק" לפרוייקט וחתימתו הסופית צפויה בקרוב. מקורבי שר התחברוה הנכנס, שאול מופז, מעריכים כי מופז יראה בתוכנית החדשה פרוייקט לאומי ויפעל למימושה.

שדה תעופה מול צומת גלילות

המטוסים הצבאיים ימריאו מעתה מצומת גלילות? על השטח שבו יושב היום שדה התעופה ( כ-1,300 דונם ) תוקם מיני-עיר מודרנית עם בניינים רבי קומות, בתי קפה ומסעדות. בחלק הקרוב לחוף הים ייבנו מלונות יוקרה מפוארים בעלות של כ-20 מיליארד דולר.

שדה התעופה הצבאי יועתק למקום אחר. לטובת חברות התעופה האזרחיות שהשתמשו בשדה דב יוקם נמל תעופה ימי על אי מלאכותי, שייבנה מול צומת גלילות, במרחק של קילומטר וחצי מהחוף. הגישה אל המקום תהיה באמצעות כביש שייסלל אל תוך הים.

בנמל התעופה החדש יהיה טרמינל ששטחו 4,000 מטרים רבועים וכן דיוטי פרי. טרם ברור אם זה יהיה נמל תעופה בינלאומי שיתחרה בנתב"ג, או שייצאו ממנו טיסות רק ליעדים קרובים. שתי חברות אמריקאיות וחברה צרפתית כבר הביעו רצון להקים את נמל התעופה החדש, שעלות הקמתו תסתכם במיליארד

the cities municipalities object that, and the project might be cancelled!

Let me get this straight.......
In Tel Aviv/Ramat Gan......
you cannot have buildings be more than 70 floors or so, because of Sde Dov Airbase?!?!?!

Is that why we have 3 towers (Ramat Gan Gate, Amdor Real Estate and Elite/Trump) which are around 70 floors and not higher?

The Tel Aviv Local Planning and Building Commission last week approved for deposit an urban renewal plan for the 20-dunam (five-acre) Rival area, between Rival St., Hamasger St. and Yagia Kapayim St. The area is presently occupied by 8,500 sq.m. of structures, some of them illegal, as well as a few apartments. Under the plan, within five years, existing buildings and sheds will be demolished, and replaced with new office, commercial and residential buildings. Under the municipality’s new pedestrian-friendly policy, sidewalks will be widened to 5-8 meters, and a wide pedestrian street will be linked to a central park.
The northern end of the project will comprise 24-storey office buildings, and the south side will have 5-6-storey residential blocks, with 200 apartments with an average size of 80 sq.m., mainly intended for singles. Building rights in the lot will be 450%, and will include a new transport and street network, and underground parking only in a four-storey lot with separate sections for residents and business users

Hey zohar, personally..

do you think Rothchild should be more resedential or more commercial/business?

I would love to see the Stock Exchange moved from Ramat Gan to Rothchild area. Would make it the Financial Capital of Israel

I think that moving the business center in Rothchild to the diamond Exchange in Ramat Gan will be smarter.

I think rothschild should have remained lowrise as part of unesco white city..
but the pressure is big because all the big banks have hq there next to the stock exchange

Olimpia Real Estate Holdings (TASE: OLMP) is negotiating to buy the 9.2-dunam (2.4-acre) Telma lot in Kiryat Arie, Petah Tikva, from Zohar (Hason) Trade & Investments Ltd. for $6 million.
Olimpia plans to build a 22,000-sq.m. office building on the site, known as the Telma lot, because it was once occupied by a Telma food factory. The lot is currently occupied by an old empty 3,000-sq.m. structure. Zohar Trade & Investment bought the lot with a bank loan that it can no longer finance. Under the pending agreement with Olimpia, Zohar Trade & Investments will receive 26% of the proceeds from the building. Construction will cost an estimated $18 million.
