Multiphase, $50 million expansion planned for Puerto Del Rey Marina

Although still in the design stage, the facilities at Puerto Del Rey Marina in Fajardo will undergo a multiphase, $50 million expansion over the next few years aimed at tapping into the growing nautical tourism business.
“Over the years, the standards have changed and we want to make sure Puerto Del Rey remains the premier yacht facility in Puerto Rico and the Caribbean,” Puerto Del Rey Inc. Vice President Denison Shelley told CARIBBEAN BUSINESS.
The project’s first phase, tentatively called Marina Center Plaza, entails the doubling of the marina’s existing number of residential apartments and retail-related space, plus the upgrading of the marina’s entrance. Cost of the first phase is estimated to be between $5 million and $10 million, depending on the final design.
The Marina Center Plaza, slated to begin construction this summer or fall, will also include a water sports center providing tourists with a place where they can enjoy various water-related sports, which are not available at local hotels and resorts. The idea is to provide non-nautical-related activities in addition to traditional marina services, commented Shelley.
In addition, the marina will make a substantial investment to upgrade its security systems to make it the safest marina in the region.
The second phase, to begin development within the next two years and currently in the design phase, calls for a high-end boutique hotel (which most probably will end up being a condo-hotel), plus the development of luxury residential units. Investment for the second phase is estimated at $30 million.
“No one is currently offering a facility to house visitors who want to charter a boat to visit the Virgin Islands,” added Shelley, who attended the Miami Boat Show last week and was getting ready for the Puerto Rico International Boat Show this weekend in San Juan. “Nautical tourism is a booming business that creates a lot of jobs.”
By next year, a road connecting Puerto Del Rey with Cayo Largo resort will open, which will definitely bring additional business to the marina, commented Shelley. The opening of the Roosevelt Roads airstrip facility at nearby Ceiba, the development of Coco Beach by Donald Trump and Route 66 (PR66) have the potential to make the former naval base and entire eastern region a home port for charter and tour companies from which Puerto Del Rey can benefit.
The third phase of the proposed expansion, planned for development in the next three years, includes adding 40 to 50 new slips for megayachts (vessels at least 80 feet long) to the existing 70 slips allocated for these large vessels, plus doubling the dry stack capacity to 1,000 spaces. In addition, Puerto Del Rey is in the design stages of a new megayacht facility slated to be built north of the existing one.
