Type: A new 12 storey, 38m high Combined Building.The sloping split-level ground storey consists of retail areas along Bree and Pepper Streets, with an innovative mechanised multi-level parking garage accessed off Pepper Street.

The remainder of the building, except for the top storey that will be utilised for three (3) Dwelling Units, will be utilised for office and mechanised parking purposes.

Of importance with regards to the design of the proposed building is the creation of significant active street edges (mostly as a result of the limited space required for the parking solution), the architecturally designed facade of the building imitating three (3) vertical sections to mimic the historical rhythm of the buildings in the area, the improvement of the public realm through the creation of canopies and like features and the setting back of the top storey reducing the perceived height and bulk of the building.

The building consist of nine levels, with a double-volume retail
space/restaurant on Level 1 (ground floor), double-volume offices on Levels 2 and 3, openplan offices on Levels 4, 5, 6 and 7, and three loft apartments on the top floor, Level 8.

A mechanised / automated multi-storey parking garage is accessed off Pepper Street at Level 0 (semi-basement).

At Level 0 drivers will enter the parking garage and leave their cars in three entrance modules, from where the cars are transported to a parking slot on one of the eight parking levels by means of a traverser / robot trolley.


This automated parking system, which is widely used internationally, is highly efficient in terms of space efficiency, since it requires no
ramps and reduced head-heights. It also reduces the floor plate area of the parking component to so as allow an active building front on Bree Street, with no parking or vehicular entrance on the Bree Street facade.

Off-street parking is provided for 157 cars and due to the swift parking system (approximately 2 minutes from leaving a vehicle in the loading
module) and ample waiting area.

I would assume that this is the site:

Ah, they've been working on the yellow building with the 'Gone' auction alliance board in that image. They're busy demolishing the interior. Wonder if this is imminent?

It's hard to say exactly, but in terms of un-let space (assuming it is all still available)

Portside - 25 000 sqm
22 Bree - 3 308 sqm
Atlantic Centre - Unsure (approx. 500-900sqm per floor)

I would be very interested to know at what stage of approval this is, a portion of the corner building (the double storey portion with four sash windows) dates back to the mid 1800's and heritage is especially difficult on that stretch of Bree (I can tell you this from personal experience) and it is opposite the oldest warehouse building in CT which is owned by Gawie Fagan...
