FF's 2017 Project of the Year: Nine 15
Nine 15 is an overall strong use of a full CBD city block. The project isn't flawless, most notably its lack of retail on Florida, but look at it this way: if every CBD block was developed to such density Downtown would be as vibrant as we want it. Nine15 also got a boost late in the year by the announcement of its restaurant tenant Osteria, which helped it edge out The Hall on Franklin for the award.
In naming project of the year it's not necessarily the tallest or biggest project. I look at its impact to the neighborhood, its design and relative size to the neighborhood it's in.

At least ground will finally break on the Selmon Extension in 2018. Also, work will wrap up on the Gandy Freeway in Pinellas.

Sadly though, Gateway Express will also begin. We need the connection, but not the tolls. We'll also see the 2nd phase of the Veterans Express be completed and people will see how Miami Madness works firsthand.

For transit, UGH! Very disappointing year and year ahead for the most part. Outside of the TBARTA Restructuring and more studies, just the same old shenanigans. Everything continues to be, "build the toll lanes if you want better transit" charades. Oh, and to cap everything off, we lost Katharine Eagan to Pittsburgh.

She's not the only visionary employed by HART. There's a lot of fresh blood in management positions at the agency now, which means new ideas and a fresh mindset. It takes a team, and she was only one part of that.
Going into 2018, I wonder if we will see the same amount or a lower amount of proposals for the Tampa Bay Area. Especially with apartments and hotels, is the market getting saturated where demand might not be that high as previous years? And will we see an increase of condos or split projects like condos and apartments or condos and hotel rooms?

2017 has definitely been a good year for St. Pete as well. ONE is an obvious and will likely be 2018 Project of the Year. Hyatt Place adjoining added much needed hotel rooms to the area. We had many midsize projects break ground, including Bainbridge’s 930 Central. Edge District saw numerous proposals that will hopefully come to fruition. Pier “broke water” this year. Retail and restaurants had a great year in St. Pete. Rays have yet to decide where home will be in 5 years, but looking more and more likely it won’t be St. Pete. Manhattan Casino got a new tenant, as “controversial” as it was. And 2018 might be the year I move to downtown to attend USFSP, which I’m already in!

I do wonder how these Tax Cuts might affect development. From what I can tell, it should help developers. And almost everyone will see a tax cut, which will bring in extra income. And corporations will benefit as well, so maybe more job creation at a corporate level.... which means filling in office vacancy faster. Looking past the political aspect of the tax cuts, how much benefit will the Bay Area witness in 2018?

That’s definitely good news! Would love to see one more midrange quality hotel proposed for Channelside, think the market will still be there for another one even when this is completed.

I’m still hoping that Encore can get their hotel project off the ground, but I’ve somewhat have always been pessimistic that the tall hotel proposal that has been envisioned in multiple renders were too ambitious. If the Rays weren’t eliminated from the Tampa Parks Apartments site, chances would be higher. But I believe Shaw will capitalize on a hotel proposal with him owning the TECO site.

Yup there is a crawler crane on site and dirt is turned up.

I'm excited for Clearwater to begin some work on the Gateway and the New waterfront park. Dr. Patel's med school should be under construction as well.

Artisan Lofts in Dunedin should be complete in 2018 and it will have a grocery store in the bottom which is huge for Dunedin. The building on the corner of Main and Douglas should start construction as well.

St. Pete is slated to have a big year. The opening of Avanti, One St Pete, and 930 Central Flats. THat is about 1,200 new people right there. Hopefully, groundbreakings occur for Halcyon, Galaxy hotel, First Ave Lofts, and another project I can't talk about. Maybe some movement on the World Liquors site too.

Oh, Tampa is doing well too (you guys have that covered lol)

North Gap of Duke Energy Trail should be under construction soon as should the section connecting Sunset Pt to Old Coachman Rd. Clearwater is under construction on the Druid Trail which will be the first East/West connection of the Duke Energy and Pinellas Trail.

^^ 12: Mixed-use tower: 400 block of Central Ave: 40-50 stories

I remember this project was first announced back in 2016, but I would love to see St. Pete's skyline finally break the 500' threshold and wondering if this is the project that may actually achieve that. :dunno:

I’m hoping it’s a twin tower 40-50. The developer says at.pete needs a skyline and I hope this achieves that.

The link below was an interesting article today in the Business Journal. Per the article, Plaza Construction opened an office in Tampa In December. The company is currently building the "1000 MUSEUM" in Miami, a 62 story condo. We must be the "next" hot condo market.
