268 House Peel/Barratt scheme/Speke Hall Avenue

Looks like the Peel/Barratt housing scheme is underway. Lots of site preparation work already done. Tried to get a photo but the camera corked it. This'll be 5% of Big Joe's promised 5,000 homes.

Saw this getting started a couple of weeks ago.

There is so much vacant land in Speke there is so much potential.
That's pretty.I would guess these houses will be cheap too.
Click on the link: "£159,995 to £262,995". Is that cheap? I suppose no private housing is in this country nowadays. With average salaries in Liverpool, what? Twenty odd grand? That's a hell of a lot of mortgage for most people even though the houses are comparitively affordable by regional as well as national standards.

Er.... Who in their right mind would rather live in Merseyside than Liverpool? These houses are in Liverpool by the way. Merseyside just sounds so unglamerous. Does it even exist in any format that is suitable to be on your address?

No, they aren't supposed to be affordable housing in the commonly understood sense. They are (cringe) for the more aspirational, higher earners I think. They are trying to create a bigger middle class in the area by the looks of it, as you could get houses in Mossley Hill for the same prices quoted there.

Looking at the prices, they are similar to Cressington Heath, which followed the same format. Too costly for first time buyers/lower wage earners, but it still managed to fill.

Cressington Heath is quite analogous I suppose. Fairly nearby as well. A bit boring for "aspirational" types living in Speke though. If you want a drink with your other half you've got the landside airport Spoons or one of the hotel bars. Unless you want to try some of the handful of surviving estate pubs there. I've just had a look at them on Google SV and it made for disturbing viewing. Not much different, I suppose however, to settling out in similar estates at Billinge or Newton-le-Willows as plenty of Liverpool people have. Better to have these houses in the city than out.

I agree there need to be much more in terms of ameneties, but I have a feeling that with the moving into Cressington Heath of people with more disposable income (they have to as the houses cost that much more than those surrounding them), Garston's High St could be the next investment site during the next upturn.

Aye. I just feel that, if potential exists anywhere ,it's there. Even during the last upturn, people who wanted to buy in Aigburth were being priced out to Garston, spreading relative wealth southwards. With it being near to Aigburth, Allerton and near Woolton and Liverpool South Parkway, I think it's really well placed.

Wasn't there a plan for a carvery style pub on the land next to Dobbies at one time.

They're suburban houses in the suburbs. The main reason I dislike most inner-city new builds is because they're suburban houses... houses that belong in suburbia like Speke.
Fair enough. I thought that's what you might say. I disagree about the Park road ones though. They're the 3 story versions of these ones and I think thet look good there.

The plans for a Toby Carvery, Harvester pub/restaurant, Burger King, Starbucks and another are still in place. The building of the Harvester pub has already started.
