The gap is getting smaller guys, a few weeks ago when I flew in from Sydney there was no gap in the lights that stretched from GC to Brisbane - this is indeed one big metropolis!!

Below is a great link to all the developments going on in the Northern Gold Coast region - some are massive! Seems like GC is reaching out to Brisbane with more than 3.2 billion in development - and thats just developments over $5 mill.

I noticed the other day that Yatala on Brisbane's southern outskirts is bypassing suburban development and jumping straight to highrises with several under construction.

thats good news for the region and for the coast. its good to see in the SEQ regional plan that there is a small buffer of green but when driving to and from, you hardly notice it.

westfield helensvale is going to open in october -----going very fast---120 stores.
harbourtown is adding-- part is open---- rest will open early next month .there is talk that coomera town center will start in february 2006 about 110,000 sq meters ---about as big as pacific fair ----- and disneyland well there talking--- here and brisbane and even sydney around blacktown----- theres talk
as well that the stadium for the nrl gold coast footy team could be built at coomera or robina but the odds on is at robina .on friday the oasis shopping centre at broadbeach said they want to extend the monorail to pacific fair shopping centre in the near future----- that would be a good idea .

JayT Yatala is part of GC. I tend to think of it this way, the GC ends when the highway turns crap. :)

A town the size of Southport and with more shops than Pacific Fair has been given the green light at Coomera.

The rezoning of land around Dreamworld owned by the park's operator Macquarie Leisure Trust has been approved under the new town plan which was given the go-ahead by the Queensland Government this week.

Area councillor and Planning (North) chairman David Power yesterday said the area would form the heart of the Coast's northern growth corridor and service residents from Beenleigh to Nerang.

"This will be the focal point to that growth corridor," he said. "The approval of the rezoning is something which many which many people have been waiting for some time."

He said that the package of land also included that owned by Hoko Jitsugoyo, making it a 60 hectare mixed use area, including a residential component.

It would be a true town centre with retail areas forming part of the streetscape, similar to Southport rather than a single major shopping centre, he said.

"The whole of that core area, including the residential component, is about the same size as the Brisbane CBD (Central Business District)," he said.

The retail space available is about 100,000 square metres. "Pacific Fair's retail space runs at about 85,000 square metres. The whole area will be as large, if not larger than Southport in terms of its mixed use capacity."

Cr Power said the town centre would cater for a 'very significant' population. This had always been the plan for the area. "This was always going to happen here," he said.

"There is a train station that cost about $9 million sitting in the very heart of the town centre and it has always been our understanding that this was going to be there."

He hopped that the rezoning approval would allow the landowners to move forward with their plans for the area. "We would like to see them assessed and approved so we can see the direction of the area in terms of design and perhaps start thinking about a timeframe," he said.

Greg Shaw, CEO of Omni Leisure Operations, which operates the Macquarie Leisure Trust, yesterday said he had been working on gaining the rezoning approval and had no concrete plans for the site yet.

He said there would be a significant, regional shopping centre on the 35 hectare parcel owned by Macquarie, along with other town centre facilities such as a library and community centre.

The rezoning was a huge win for Macquarie, taking the land the value of the land from $12 million to $21 million.

He said that the area was the fastest growing in Australia and the city council would need to find funding to deliver the infrastructure needed by new residents.

"We need to be able to create the facilities that an area like that needs," he said. It will mean building libraries, community centres, additional schools and certainly improving public transport, these are the challenges council is facing."

"There are some initiatives we are planning at this time to bring forward the infrastructure that is required and have it in place before the development takes place."

great, someone should monitor the satellite iamges of Earth's lights over the next 5 to 10 years. Watch the area aroudn Gold Coast and Brisbane light up even more:)

oh yay i cant wait to the day when the drive from brissie to the gold coast goes from driving through farms and bushland to endless houses and industrial estates. Oh wait that happened about 10yrs ago..

Macquarie Leisure announces 'Citywalk on Coomera' August 3 2005
Dreamworld


Set to be developed by 2008, 'Citywalk at Coomera' will be a major regional shopping centre destination, building on the success of Dreamworld and the growing population in Coomera, recognised as the Gold Coast's fastest growing regional area.

The first stage of development will include supermarkets, department stores and specialty retail outlets. Over time it will be expanded upon to include themed street entertainment and a leisure precinct including a cinema, complimented by restaurants and fast food outlets.

'Citywalk at Coomera' will provide a vibrant linkage between Dreamworld and the Coomera railway station.

"The patronage and profile of Dreamworld provides a unique anchor tenant platform for a shopping centre precinct. This development will represent the first entertainment destincation in Australia that delivers a unique blend of theme park fun and world class shopping adventure fully integrated into a themed retail environment," said Mr Greg Shaw, CEO of Macquarie Leisure Trust Group.

Development of 'Citywalk on Coomera' is being overseen by Macquarie Property and local consultants.

I love the Gold Coast but I just hope it's no small aussie version of Los Angeles in the making.

The whole of SEQ including the Gold Coast has strict urban footprint boundaries around it - similar to Portland in the United States. Once the land runs out, which isn't far away then there is no more land available.

A map below of the urban footprint between GC and Brisbane. In reality most of that area is already urban so they will have to densify pretty soon.


As you can see there is still some green left between the two cities. This area will have to take an additional half million people between now and 2026.

Why do some people on this forum (e.g. TOCC) want to see endless housing and industrial estates between Brisbane and the G/C??????... Why? All it represents is a wasteland of low density boredom!

So that people from Brisbane can claim Gold Coast is a part of Brisbane. :)
