An application has been submitted to amend zoning by-law 438-86 to permit the development of a office building with retail at grade. The proposed height of the building is 29-storeys or 129 metres and the proposed GFA is 68,422 square meters. Parking would be provided in a 3 level underground parking structure containing 210 parking spaces.

To construct a 29 storey office tower with retail uses at grade. A total gross floor area of 68,422 sq. m. is proposed in a building stepping down from 29 storeys to 13 storeys on King Street West. A total of 210 vehicle parking spaces are proposed to be provided in three levels of underground parking. The majority of bicycle parking will be provided underground (277 spaces). Thirty-five bicycle parking spaces will be provided at grade. Servicing and vehicular parking will be provided off the laneway at the north side of the property.





Sorry guys, my i-phone cam is messed up, there is a render on site and the building looks promising in the small render. It's to go where the current Shoppers is at King and Peter.

How much longer until MEC is turned into a mega building I wonder...
Kind of an oddball proposal. I mean, isn't it a bit far for a 100m+ office building? They're usually only a few blocks from Union or at least a subway station. I guess that's why it needs 210 parking spots...

Glad to see office buildings starting to pop up all over the core. Hopefully, we'll see a tipping point where enough high income citizens start making demands for better subway coverage. There's nothing like inconveniencing rich people to get the political ball rolling on something.

No it isn't? It's a good 5 blocks and 3/4 km.
it is also in the middle of what I am guessing is 7-8 thousand new condos. the people working here won't even need to commute, their office building is just down the street! also, this is on one of the cities busiest streetcar lines and only blocks away from another. this is in no way in a "transit impaired" neighborhood.
We do need a subway on Queen or King though.
That area is going to be ridiculously dense. Just as dense as the CBD but shorter.

Indifferent to the design, but always, always happy for more office buildings.

I'd prefer a subway along Richmond or Adelaide west of the Don Valley. Construction would be less obtructive - and only a short walk from Queen, King, Front Streets.

Its 3 "full blocks", 6 partial blocks (i.e. there are 3 four-way intersections & 3 three-way ones in that stretch). And its 600 m from the subway...a 5 minute walk. Maybe 10 for a Rob Ford-type character.

Aside from it's stubiness, this is a massive proposal.

It's only 600m to St Andrew Station and only 200m to the PATH. I'd say it's in a great location.
Maybe. It's still twice as far from a subway stop than any other 100m+ office building in Toronto that I can think of. But hopefully having such a dense residential population so close will make up for it.
