Ladies and Gentlemen, I believe we have reached the tipping point at New Cross

It is now part of the City Centre empire.

I declare this territory Refoundland.

Quite smart this, and really pleasant in scale. Will make for a nice contrast with the red brick stuff in this area.
I've mentioned this are to a few people and they're none the wiser...yet apartment proposals are going up by the day. Should nicely annexe to Ancoats.

They have made extensive changes to the design of this proposal to make it more in keeping with the surrounding buildings, the John Swift building in particular.

The main change being the introduction of Red brick.

Personally, I'm very pleased with the changes. The initial design, though interesting, made little effort to harmonise with the surrounding buildings.

7.0 APPEARANCE

The philosophy with the design was to create a building that fit harmoniously within its environment, complementing the adjacent properties.

The building with the most significant historic interest is the neighbouring John Swift Building on Mason Street. The appearance and materials were selected in order to compliment the neighbouring building without creating a literal representation.

Changes in materials reflect the strong eaves line of the John Swift building while use of facing brick with deep reveals helps to echo the punctuation and rhythm of the adjoining facade.

Not an update on this as such. But it is clear that the neighboring Mason Street refurbs are both very much under way in the distance. 32 & 34 Mason Street to be specific.

Wouldn't want to own one of the apartments with the juliet balconies in the adjacent building. Looks like there is a very narrow street to separate them.

Decent amount of retail/restaurant space on the ground floor as well.

Very much agree. I really do like this proposal, but in an ideal world a little space of greenery would instead be here because it's hardly fair the occupants will now have a restriction in privacy and a feeling of lack of space.

Tbf this building was proposed around the same time as the converted. New Cross will get its public square once the majority of construction has complete.

The satellite dish on that block won't work either! Though it looks bloody awful stuck where it is. No view and no telly.
