The long-delayed condo project at 490 South Van Ness will finally get its shot at approvals at tomorrow's Planning Commission hearing . . . . the effort to turn an old gas station site into a seven-story building with 72 condo units has been hung up with problems over the past four years, including compatibility issues with the adjacent landmark Redstone Building and soil contamination. The proposed project from Forum Design and Smith + Smith Landscape will have 42 2BRs and 30 1BRs with 655 sq.ft. of ground-floor retail, 48 parking spots, 83 bike spots, courtyards, and a roof deck . . . . Planning staff decided the project meets the Eastern Neighborhoods Plan and separate review isn't required.

Mission District Development Redesigned, Re-Slated For Approval

Revised 490 South Van Ness Rendering



Responding to comments from both the public and Planning, the design for the seven-story development with 72 condos to rise on the northwest corner of 16th Street and South Van Ness Avenue has been revised, as newly rendered above, and is slated to be approved next week.

The changes to the project to rise at 490 South Van Ness Avenue include a refinement of the exterior massing and palette (“as evidenced by the projecting bay windows and selection of a colored cement plaster and composite panels”), a cornice element along the exterior facades, and a setback of the top story along Adair Street.

Designed by Forum Design for JCN Development, the Mission District development includes a 1,100 square foot retail space on the corner of 16th and parking for 48 cars and 83 bikes below . . . .
