Minto has submitted a site plan approval application and rezoning application for a new mixed use commercial/residential building containing 105 residential suites in a 26 storey building. (3 storeys of retail and 23 stories of residential). The building is planned to include 79 parking spaces in 5 levels below grade parking.

Notices have been sent out to all tenants regarding the application to build here. Most of the building is rented but predominately to short term tenants. Ground floor retail tenants Lettieri and Kumari are long timers with long leases.

Is this for a different lot than Cumberland Terrace or its replacement?

The curviture is quite promising. Adds some depth to it. I don't like how the podium meets the street though, strictly based on that drawing.

Different lot. Northeast corner of Cumberland and Bellair.
That's where a 12 storey office building sits right now (directly east of Sassafraz). It's full of medical specialists.

Likewise. I am surprised. It makes more sense to do a condo conversion IMO.

This seems somewhat foolish to me.

Could be almost the same.

Also thank god this is not a Cumberland Terrace replacement.
Hear hear! Cumberland Terrace looks far more promising that this one.

Minto proposes a 26 storey condo to replace an existing 9 storey office tower @ corner of Cumberland/Bellair. I worked in Yorkville this past summer so I'm very familiar with the area and the building to be demolished (if plans go through). Pretty non-descript building, but the Lettieri's at the base will be missed (at least short term, while the building is constructed).
