An A-grade office building in the centre of Accra’s primary business node.
At the intersection of all major roads leading into Accra’s central business district, the site has excellent access to transport routes and visibility to large volumes of traffic.
Land parcel is 1.32 acres (5342 m2)
A mixed use scheme comprising
Ground floor retail – 1 582 m2
9 floors of A grade offices 10 875 m2
On grade parking 78 bays
Covered parking 239 bays
New Banking facilities for Agricultural Bank of Ghana with some multi-tenancies comprising the following:
Semi basement parking.
Podium level with 850m² of Retail Banking and 250m² of Retail opportunity.
Mezzanine level with 650m² of Retail Banking, 750m² Office space/training centre
7 levels of typical Office space, 1650m² per floor on 2 wings.
2 levels of reduced Office space, 900m² per floor on 1 wing.
4 levels of Office space, 900m² per floor in a Phase 2 Buildout.

The building design takes advantage of a prominent street corner in Accra by accentuating the buildings corner façade.
The semi-basement lifts the building above pavement level creating longer views over the streets from the retail floors.
Efficient office floors maximize rentable area and office wing depths allow for abundant natural lighting. The architecture is clean and modern with shading to southern windows and overhangs where needed to minimize solar gain. Careful landscaping is employed to demark entrances and create a buffer between retail and street.
The architecture reflects and enhances the ADB brand in colour and materiality allowing the new asset to promote the brand awareness.
The design allows for a second phase to be constructed at a later stage without compromising the integrity of phase one.
The floor plates are designed to allow single user and multitenant usage.
Standard commercial finishes are envisaged throughout the project.

The Agricultural Development Bank (ADB) is set to build a one stop location for financial services operations in Accra.

The Accra Financial Services Centre will be undertaken under a joint venture agreement with RMD Westport of South Africa and Rand Merchant Bank and is expected to be completed within 18 months.

Speaking at a sod cutting ceremony to officially commence work on the project, the Managing Director of the Agricultural Development Bank, Stephen Kpordzie, said: “This is a project dear to the heart of the board, management and staff of the bank; in addition to giving the pursuit of giving ADB a permanent head office abode, this project adds to the testimony of the tangible progress over the years and especially in the last three years.”

The Accra Financial Services Centre which will house the ADB head office departments and units will have 13,700m2 of prime office space and will benefit from the presence of an esteemed local banking institution. There would be a 300m2 of ground floor retail space, whiles Phase II of the development will offer tenants an extra 4,000m2 of office space.

The project which is scheduled to be completed in 18 months is being done in partnership with RMB Westport and Rand Merchant Bank both of South Africa and Work will commence in two weeks time.

“The brand ADB is growing from strength to strength, as we forge such partnership, this project also comes at a time where we are marching towards listing on the Ghana Stock Exchange (GSE) to raise more capital to finance larger economic investments and activities,” Mr Kpordzie stressed.

Meanwhile, the Bank of Ghana has pledged its support to efforts being made by ADB to list on the bourse. According to the acting Governor of the Central Bank, Dr Henry Kofi Wampah, his outfit is supportive of efforts by ADB listing on the GSE to raise additional equity to strengthen its capital base for a more effective financial intermediation.

There is a local bank in Ghana called Agricultural Development Bank (ADB) it should not be confused with African Development Bank which also shares a similar name .:nuts:
