Woods Bagot Firm Designs Lalzit Bay Resort & Spa

(LALZIT BAY, ALBANIA) -- Award-winning architects, Woods Bagot, have been working on the master plan for the Balkan's latest five-star resort called Lalzit Bay Resort & Spa, located on the stunning Adriatic coast of Albania.

Woods Bagot, who have designed and developed urban and resort masterpieces throughout the world, are working closely with the team of UK-based developers behind Lalzit Bay to develop the luxury residential resort complex which is due to deliver the first properties in late 2012.

Lalzit Bay will more than lead the field of residential development in Albania, if not the Balkans, being on a par with other prestigious developments designed by Woods Bagot such as Minthis Hills in Cyprus, winner of the Best Golf Resort and Best Architecture (Multiple Use) CNBC Europe and Africa Property Awards.

Woods Bagot was selected by the visionaries behind Lalzit Bay due to the shared core values each company holds, namely to deliver a functional and operational development that will support cultural needs and create solutions which will work for the developer, the builders and ultimately the owners.

"The aim was to produce a masterplan and concept that provided a destination that fits comfortably within its natural environment," says Woods Bagot project architect Chris Savva. "A suburban approach would not be appropriate to the beach location, so the typical planning pre-conceptions were replaced with a philosophy of creating a natural, beach resort.

"The site is deep so the challenge was to bring as much value into the site and balance the beach frontage between residences and the hotel. The project phasing was also considered so that the resort can grow over time with minimal disruption."

Savva went on to explain the master plan calls for excellent beach frontage to both the hotel and front-line residences.

"We have arranged the site so that there is a dramatic entrance overlooking the central garden space," Savva added. "The garden space, with water features allows pedestrians to circulate free from traffic and gives all residences a garden view. Traffic is restricted to the perimeters, giving a clear separation. The front of the site houses the lower buildings so that the rear of the site retains stunning views. ...

"The region features long sandy beaches with sand dunes and these lead back into the flat agricultural plains. We wanted to reflect the regional landscape so the character of the architecture is all about seaside living. The sand dune concept runs through with the use of timbers, stone and glass. Sand is encouraged to penetrate the site and the landscaping features boardwalks and plants typically found around the beach."

Ecological and sustainable development is important to both Lalzit Bay Resort & Spa and Woods Bagot.

"Timber is a natural and renewable material and with the use of stone most of the building materials will be locally sourced," Savva says. "The landscaping will be of local native variety which will help in water conservation. Systems may include harvested water irrigation, solar thermal heating and passive methods such as timber window shuttering."

Ravin Maharajah, Sales Director from Lalzit Bay & Resort was keen to appoint a design architect who had some experience in this part of Europe and Woods Bagot was the perfect choice with previous projects in Turkey, Cyprus and Montenegro in recent years.

"The resort team at Woods Bagot provide bespoke designs suited to the particulars of each location, climate, culture and site landscaping," Maharajah says. "They have great experience in this sector and they understand the importance of both the whole 'Guest Experience' and the owner's development plans. This was the perfect recipe for our vision of Lalzit Bay Resort and Spa."

New motorways set to make Adriatic more accessible for overseas property buyers

A little known motorway project in the Western Balkans interior is about to have a significant impact on the development of Albania's coastline and could be good news for second home buyers, it is claimed.


Representing the region's largest infrastructure project in recent years, South Eastern Europe is set to see huge economic benefits now the first section of the 120 kilometre Morine to Merdare motorway connecting central Kosovo with Albania and the Adriatic coast is almost ready to open.

The estimated €1 billion infrastructural development in Kosovo will be of strategic importance, running from Morine on the Albania border to Pristina, the capital of Kosovo. The four lane motorway extension will now connect the Durres-Kukes motorway with Prizren and Pristhtina.

Indeed, while the new motorway will undoubtedly help boost the Kosovan economy by creating an estimated 3,000 jobs, neighbouring Balkan nation Albania, reached by many tourists through Kosovo or Macedonia will also reap the positive effects, according to Ravin Maharajah, partner of award winning Lalzit Bay Resort & Spa.

He points out that tourist destinations such as the five star Lalzit Bay residential development and the Adriatic Sea region in general will be more accessible.

‘The economic benefits of this new motorway extension will be felt relatively quickly across the Balkans and especially Kosovo and Albania. The reduction in travel times with the existing motorway to Kukes in Albania already makes a significant difference to visitor numbers into Albania from Kosovo,’ he said.

‘There's been a 16% increase in tourist numbers into the country in the first eight months of this year as a result of improved infrastructure generated from the $400 million Tirana-Elbasan highway project and increased frequency of flights most recently between London and Tirana,’ he explained.

‘Certainly, we feel that infrastructural developments such as these have played a crucial part in creating the incredible level of interest we have seen at Lalzit Bay Resort & Spa. The first two blocks which we are about to start building are already almost sold out which is an incredible achievement. With this in mind, we are extremely excited to see the valuable outcomes for both Albania and Lalzit Bay once the Morine to Merdare highway is completed,’ he added.

Land clearance has commenced

Land clearance and site preparation works for phase 1 construction have now begun for Lalzit Bay Resort & Spa (Gjiri i Lalzit).

The objectives for land clearance are to ensure the site is clear of obstructions and ready to be leveled, for example removing the remains of bunkers and also former farm buildings.

The site requires careful clearance to ensure flora and fauna isn’t unnecessarily harmed and therefore machinery in the initial stages of clearance is kept to a minimum.

Ravin Maharajah, General Manager for Lalzit Bay Resort and Spa comments: “Ensuring the land is cleared properly, regulatory compliance is adhered to and remaining on schedule to start leveling the site so we can commence the infrastructure and building work is very important. This is why we have contracted out to a respected engineering company with plenty of experience in this area.”

Land clearance has been contracted out to Trema Engineering, a well-known and highly respected construction and engineering company in Albania who have previously worked on Tirana’s new international airport.

Land clearance for phase 1 will take approximately 3-4 weeks.

Construction starts January 2012

We’re delighted to announce that construction on Lalzit Bay Resort & Spa will be commencing on January 4th 2012.

Demand during the pre-sales stages in 2011 has been excellent and we expect remaining villas and apartments in blocks C and D to continue to sell well within the next few months.

In Q1 2012, we will be making some very exciting announcements regarding the facilities that will be on offer at “The Adriatic Club”, Lalzit Bay’s exclusive members club.
