Lambert Smith Hampton has been appointed by Crosslane Student Living to prepare a planning application for the redevelopment of the existing buildings on the F1 Car Sales and Servicing site for 159 student bedspaces, being; 121 study rooms; 6 assisted rooms; 30 studios and 2 assisted studios a a larger property and ancillary accommodation.

The application site consists of regularly shaped land and buildings of the existing Formula 1 Car Showroom and servicing buildings and forecourt situated on Albert Street in the Shieldfield area of Newcastle.
The buildings are of a modern utilitarian appearance commiserate with their use. The site is bound to the south by a neighbouring building, currently in office use, to the north is Albert Road and new build student accommodation is situated to the east and west.

The planning application proposes the demolition of the entire existing building on the site replacing them with a new student accommodation building of five floors (plus ground floor) providing 159 student bedspaces. The bedspaces are made up of 8 accessible bedrooms and an overall mix of 20& studio bedrooms and 8-% cluster bedrooms.

As detailed in the accompanying design and access statement the cues for the height, scale, massing and character of the building are taken from those in the immediate vicinity of the site. The proposed height is similar to that of the recently completed student accommodation building to the west of the application site. The proposed materials are also inkeeping with that building.

The City Officers are recommending refusal on this planning application - to go before the Planning Committee on 20th November 2015. Grounds for refusal:

1. The scale, height and massing of the development would result in a development which would be highly prominent and would fail to integrate into the surrounding area. The proposal would therefore be detrimental to the amenity of the streetscene, conflicting with the NPPF, Policies EN1.1, and H4 of the UDP, Policy SC1 of the Maintaining Sustainable Communities SPD and Policy CS15 of the CSUCP.

2. The proposed development by virtue of the proposed layout, would result in a poor outlook for occupants of the units by reason of the proximity of windows to site boundaries and lack of amenity space. The proposal does not accord with policy H2, H4 of the UDP, Policy SC1 of the Maintaining Sustainable Communities SPD, and policy CS14 of the CSUCP.

Nice to see NCC have found some balls to fight these kind of developments.

Just an utter shame they couldn't have them when Ridley Villas were demolished for a similar piece of garbage

Controversial proposals for a six-storey block of student flats in Shieldfield have been withdrawn.

The plans for the Formula One garage in Albert Street were withdrawn by the Crosslane Group after planners earmarked the 159-room development for refusal citing proposals they described as “cramped” and “harmful” to the Shieldfield area.

Councillors were denied the opportunity to debate the plans which would have seen even more student accommodation approved in the city centre. Coun George Allison, chairman of the planning committee, announced the news during Friday’s meeting and described the plans being withdrawn as “sensible”.

The plans would have seen the existing car salesroom demolished and replaced with the six storey building. Neighbouring residents had voiced concerns that the flats would dwarf nearby buildings with a loss of privacy and neighbouring Yellow Brick House worried about feeling “overpowered” by the scale of the development.

Had the plans not been withdrawn, the plan was destined to be refused by councillors with planning officers saying the layout and design of the development was a cause for concern.

Crosslane starts building £12m housing scheme in Newcastle's Shieldfield

A student accommodation developer has been given the green light to start building its fourth scheme in Newcastle, a project costing £12m.

Crosslane Student Developments, part of the Crosslane Group, has ploughed £60m into the city’s student housing scene over the last four years, creating schemes with room for 701 students. Now the firm has announced that construction is under way on its latest scheme after successfully securing planning permission for the redevelopment of a site on Albert Street, Newcastle, into a new 135-bed student accommodation scheme.

Crosslane has partnered with The Torsion Group to carry out construction, with the building expected to be finished by August 2017, in time for the 2017/18 academic year. The firm said the scheme, close to the city in Shieldfield, will have 114 beds in cluster flats and 21 self-contained studio apartments. The development will also have communal facilities including a common room and entertainment area, gym and a landscaped courtyard, as well as an onsite management office.

Prime Student Living, the student accommodation lettings and operational management arm of the Crosslane Group, will be responsible for marketing and letting the property prior to completion. Crosslane acquired the freehold site on Albert Street – a former specialist car dealership and workshop called Formula One – back in August.

Andy Whatson, director of Crosslane Student Developments, said: “We are pleased to commence building at Albert Street, our fourth development in the city, and help to meet the strong growth in demand for this type of student accommodation in Newcastle. Crosslane has invested significantly in the city, by delivering, with Albert Street, a total of 701 beds with a value of approximately £60m.”

The premises shown in Ken's photographs is no more and groundworks are in progress to build the student accomodation, these photographs taken this morning, 24th November 2016.

Unfortunately the fencing around the site is high, too high for me to try and photograph at full arms length so we may have to wait until the actual build exceeds fence level.
