Considering this was approved through a settlement between the City and the applicant (who applied before the OMB approved an abutting development in a radical decision) and both are generally located on a single loaded local street, I was hoping the design would be better and that more consideration would be given circulation. Instead, it's a crap design and everyone from this development and the neighbouring one will be routed through a single loaded street out to one of three intersections without a signal.This design would probably look better in a taller building, but in a 33-storey one? Not so much.
considering the location it's already too tallI like it. It's got a visual heft that a lot of the all-glass towers don't. If it were 50 to 100% taller it would help alleviate the clunkiness though.
Change is a driving component of planning but increased height is not the only element of change or the only consideration for good planning.It's important for people in the field of planning to recognize how their city is changing. It's only too tall if people expect this area to remain the same height for the next 50 years. What's more likely is that 20 years from now, this will be one of the shorter buildings in the area. If people in planning can't see that, they're in the wrong field.
You like it? I hate this ugly, grey box! I guess it's different strokes for different folks!I rather like it.............a unique design for a condo tower.
