THE rundown King Tide apartment block in Broadbeach will be knocked down and replaced with a luxury 25-storey tower.
Local consortium Bullish Bear Holdings, which has secured titles on the site over the last few years, is expected to be handed approval to build the tower today.
The original development application sought approval for a 30-storey tower but after a public backlash, senior planning officers negotiated a shorter 25-storey option.
Broadbeach councillor Eddy Sarroff said some residents had opposed the tower, which will neighbour the landmark Talisman resort on Old Burleigh Road.

Cr Sarroff said that the 2438sq m block was in need of a facelift.
"The officers had originally knocked back the proposal because of the height, but I'm happy with what has since been negotiated," he said.
"I've talked with the local residents and while I know some are against it, I am not opposed."
The project will include 91 apartments and a three-level underground carpark, with 124 parking spaces.
There will also be a public space and a recreational area.
The Broadbeach Action Group is expected to attend the full council meeting today to protest against the application, which went through city planning this week.
Cr Sarroff said concerns of residents living at the Waterline and Talisman properties had been solved.
"The built form is being setback further from the street," he said.
"The developer has heard the concerns and the views will be enhanced."
Bullish Bear Holdings had asked for bonus floor area of 2793sq m for public art.
Cr Sarroff said he had opposed the request.
"The public art was going to be part of the building and in my mind that is not public art for the community.
"It is double dipping."
Cr Sarroff said any major construction project in the Broadbeach area was a plus for the local economy.
"Applications need assistance in terms of moving forward in the current environment," he said.
"I hope this application can move forward and we can see construction begin as soon as possible."
The development will include a gym, theatre and barbecue area.
The three-bedroom penthouse will have exclusive access to a rooftop terrace and will feature a spa and plunge pool.
