Its not just their marketing skills really, but their reputation.
They are known (for now at least) as a developer who doesn't screw up, has deep pockets and delivers its projects in time.
This is compared to Africa Israel (still having financial dificulties and bad debts), Azorim (just cancelled a large scale project, is in financial dificulties on a permanent basis, Gindi (all the scandals they had with (reportedly shoddy construction quality and delays in many of its projects).
Azrieli definitely stands out (again for now).

Azorim have no debts, they have 1.34 billion equity, but a low profit margin.
and they cancelled the Elite project because they want to resell for higher prices and redesign the tower.

Azorim doesn't have any debts now, but they used to in not a too distant past.
So far Azorim hasn't built even one tower even remotely close in size to what Azrieli has built.
Most likely (as the articles we saw mentioned) Azorim will sell the lot to someone else.
You have to admit, that it makes more sense to rent office space in an unbuilt tower from a company that has already built several towers and their projects have been a success, then from someone that is doing it for the first time?
Moreover it is preferable to rent office space from a company that you know has enough finances to last through the construction and doesn't get involved in dangerous adventures (hint: like Africa Israel got inolved in).

Azorim has refocused itself on residential development and construction.
Azrieli group do not build residential construction at all.

its like comparing apples and oranges.
We still dont know if Azrieli will market the residential tower themselves or sell it off.
So far, they have never built or marketed a residential tower.

Another deal signed for 7 floors + 150 cp of Azrieli Town office tower, 10,000 sqm
rented for 15 years in a 120 million shekel deal.
The tower will start construction in 2017 and will be ready by Q2 2020.

והשני למשרדים, וכן שטחי מסחר.
מעבר המשרדים ל"עזריאלי טאון" יתבצע במהלך המחצית השנייה של 2020, עם השלמת הבנייה.

thats 19 of 35 office floors rented even before construction begins.

Awesome news.
Isn't it a little optimistic though?
If they plan to start construciton at the beginning of 2017.
They will have less then 3 years to complete it.
Thats a pretty tight timetable.
