This thread is for the redevelopment of a site on the corner of Rose Place and St Anne Street in Everton, backing onto the Pointfield development on the corner of Fox Street. The plans call for two blocks of 7 and 8 storeys with a shared podium, comprising a total of 127 apartments, some with roof terraces. There will also be ground floor commercial space, and associated car parking. The developer is Legacie Developments, and the architect is FCH.

In the early stages it was determined that a single structure would require too much height to make it look elegant, and be much out of scale for the area. A single slab block would look monolithic, while anything smaller would not stack up financially, thereby a design that looks more akin to two blocks, both sharing a podium was devised. During this, the development was also chopped down by a couple of floors, naturally.

It's great to see another good size development being pitched for this area. With this, Pointfield, Fox Street Village, Phoenix Place, and the Soller Group development by the market, this area is becoming quite the development hotspot.

This is the street where I was born. At number 13. My first school was Bishop Goss on Grosvenor Street.
Is there a name for this district yet? Is it just part of Everton, or is there Pumpfields-style branding for what's effectively a new city neighbourhood?
Just bumping this thread as the related documents are now available, so I've edited the first post to add more information and some renders.
£20m development to ‘continue transformation’ of North Liverpool

Legacie Developments is set to deliver a multi-million pound residential scheme that could boost regeneration efforts in North Liverpool.

The company confirmed on Monday (April 16) that work on the apartment and retail development will start imminently.

Azure Residence will be the next step in regenerating the area around St Anne Street, on the outskirts of the city centre.

It will comprise 127 one-, two- and three-bedroom apartments along with a gym and 4,000 sq ft of retail space.

According to Liverpool-based Legacie, the development will create up to 100 jobs during its construction phase, due for completion by December 2019, as well as 30 full-time administrative and service jobs once open.

Azure Residence is one of a number of schemes changing the face of North Liverpool. It follows reports of progress made in locating Merseyside Police’s new HQ in the area behind the existing St Anne Street police station, and the £150m Project Jennifer scheme.

A spokesperson for Legacie Developments said: “Azure Residence will deliver high quality apartment living, new retail and leisure opportunities.

“Above all, it will continue the transformation of the Scotland Road and St Anne Street area into a vibrant and thriving place to live.”

They continued: “We very much see this development as an extension to Liverpool city centre and our target market will be people who want city centre living.

“We’re looking forward to starting work and continuing our positive contribution to the booming development activity currently underway in Liverpool. We want to play our part in the city’s resurgence as a brilliant destination to live and work.”

That's a lot of bang for their £20m buck. Good on them. Plenty of balconies, decent facade, great scale and retail space. A big win.

The legal agreement has been signed and full planning permission was issued under delegated powers on 1st May, so let's see what happens now.
