She said that ICONSIAM will draw in the atmosphere and view of the surrounding Chao Phraya River, and that visitors will be inspired inside the buildings by the artworks of national artists of different genres as well as by the works of world-renowned artists. "The visitor will delight in immersing themselves in experiencing the venue and the marvelous location, rather than just moving along corridors or just seeing rows of shops," she said.

She added that each unit is designed to benefit from natural ventilation as well as draw in the magnificent view from the site, giving the feeling of a resort home. Green areas are at around 70% of the site, and there are pocket gardens for a high degree of privacy. Units benefit from air purifiers, humidity control, and large verandahs that let one enjoy the river and breathe fresh air.

Ms.Tipaporn said that the attention with which ICONSIAM has been designed, and the emphasis on sustainable practices, will also bring great value to the surrounding communities, further adding to the quality of life of those in the vicinity of the project.

Revitalising the Riverfront

Among the riverside establishments that have joined forces with ICONSIAM are the Mandarin Oriental hotel, the Royal Orchid Sheraton hotel, the Shangri La hotel, The Chao Phraya Express Boat company, Asiatique the Riverfront, Chatrium Riverside, Millenium Hilton Bangkok hotel, and The Peninsula Bangkok hotel.

He said that because it was such a grand-scale programme, it would also serve as a powerful force to realign people's transport preferences in the city and encourage people to consider river transportation as an attractive alternative to their cars.

The city administration is considering plans to create the longest riverside boardwalk in Bangkok, and ICONSIAM will participate and become a significant part of the dramatic project by creating at ICONSIAM the largest community space by the river and connecting it to the city's boardwalk.

"The riverside event plaza and park of over 10,000 square metres will allow people to access and enjoy the beauty of the riverside atmosphere in a way that has never been possible before. It will host grand, national events as well as world-class performances at one of the most enchanting locations on the Chao Phraya River, and it will make ICONSIAM an essential fixture in the global tour circuit of the great performing artists of the world," he said.

He said the Chao Phraya River is one of Bangkok's natural assets with the greatest potential and that the ICONSIAM River Master Vision plan will help activate this asset to boost Bangkok's standing as a hub city in the new ASEAN Economic Community (AEC), as well as help increase tourism revenues for Thailand.

Bangkok (1 July 2014) – The owners of one of the world's great, new iconic developments that is also the largest investment ever made by the private sector in Thailand in a property endeavour, today, presented the first details of the mega-development's key components and announced that the sensational new riverside landmark being constructed in Bangkok is to be named ICONSIAM.
The iconic development, for which piling has begun, promises to be a new symbol of national pride for Thailand. It includes two of the world's most glamorous retail complexes, two magnificent, world-class waterfront residential condominium buildings, as well as seven precedent-setting attractions that will be the first of their kind in Thailand and which are called the 'Seven Wonders at ICONSIAM'.

The developers disclosed that, in response to very strong interest from customers in the project concept, the project's land area is expanded from the original size of 40 rai (16 acres) at the time when the decision to develop the riverside site was first announced, to 50 rai (20 acres) through the acquisition of surrounding properties. As a result of the expansion and enhancements, the total investment in the project is also raised more than 40% to Bht 50,000 million (US$ 1.54 billion) from the initial Bht 35,000 million (US$1.1 billion) that had been committed.

ICONSIAM is being developed by a highly reputable partnership between three of Thailand's most successful businesses, assuring the project the national landmark status that it seeks. The development partners are Siam Piwat – the owner and operator of globally reputed prestigious retail developments including Siam Paragon, Siam Center, and Siam Discovery – Magnolia Quality Development Corporation, the high-profile developer behind a number of holistic innovations for top-end residential developments, including Magnolias Ratchadamri Boulevard – and, the multi-national conglomerate Charoen Pokphand Group.

Siam Piwat, The Mall, CPN plan mega-projects in joint move to make Bangkok top destination for shoppers

Bangkok is expected to become a truly world-class shoppers' paradise in three years when major mall developers complete their flagship projects.

"By 2017, the world's foremost brands will expect more than just a nice mall as the place to locate their primary outlet. The high-spending consumer will also expect more than just rows and corridors of shops at the place where they choose to spend most of their time," Chadatip Chutrakul, chief executive officer of Siam Piwat Co, said yesterday.

The retail environment is about to go through another sea change - the first since Siam Paragon came on the scene almost 10 years ago, she said.

Siam Piwat, operator of Siam Centre and Siam Discovery Centre, in partnership with Magnolia Quality Development Corporation and Charoen Pokphand Group, the joint owners of leading property-development projects, recently launched Iconsiam, a Bt50-billion riverside mega-mall and residence. They say their new masterpiece reflects their great confidence in the future of Thailand, which shows signs of a sharp recovery.

Chadatip said what the consumer and visitor will want was somewhere that can excite and inspire them every time they make a visit. Everything else they do, including shopping, will come afterwards.

The most successful retailers will not be competing by providing a bigger and better shopping facility. They will be competing for a bigger share of the consumer's leisure time.

"That is why Iconsiam's retail component is not just about building a place to locate shops, but about something much, much bigger, which is to create a place that is a real destination of global repute.

"People will go there because they feel good about going there and about being there. That is also why Iconsiam is conceived as a city with a very wide range of offerings, including what we call the Seven Wonders, which are world-class attractions," she said.

"We are also focused on the 'River Master Vision Plan', because it is a part of this drive to create a destination of global fame that consumers and tenants will expect by 2017.

"If we can make the entire riverside around Iconsiam a 'happening place' of worldwide fame, where the best and finest experiences can be found, then we will also succeed in ensuring that the Iconsiam retail offering is more than just a place for shops, but rather a place that is a destination.

"That is the concept that will allow Iconsiam to draw 200,000-300,000 visitors a day and become a new national landmark," she said.

Iconsiam aims to bring both luxury and main retail buildings and world-class residential condominiums in one place. The complex, both retail and residential units, is expected to open in 2017 and break even in more than 10 years.

Half of the investment will come from loans from Kasikornbank and Thanachart Bank, and half from its own cash. Siam Piwat owns 50 per cent of the joint venture, while Magnolia Quality Development Corp and CP Group own the other half.

Located on Charoen Nakhon Road in Klong San district, Iconsiam will occupy 50 rai (8 hectares) and provide 750,000 square metres of gross floor area, of which about 525,000sqm will be for two shopping buildings and the rest for two 70- and 40-storey waterfront luxury condominium towers. The project also includes seven attractions that are the first of their kind in the country.

Among the Seven Wonders at Iconsiam will be Southeast Asia's longest land-based multimedia water-and-fire feature at more than 400 metres in length.

"As a private company, we are quite confident in Thailand. In times of recession, Siam Piwat will always make progress on any investment," she said. "We want to trigger confidence in our country, which shows signs of great recovery."

Supaluck Umpujh, vice chairwoman of The Mall Group, said that by 2017, Thailand would be part of the Asean Economic Community (AEC), which she believes will herald a major change in the country's position as a leading regional shopping hub and top tourist destination.

Besides the trend-setting Emporium Shopping Complex, the group is now developing The EmQuartier, The Emsphere, Bluport, Blupearl, and The Bangkok Mall.

"The establishment of those shopping malls including our six unique world-class projects will make Thailand an iconic capital of Asia," she said.

Nattakit Tangpoonsinthana, executive vice president for marketing at Central Pattana (CPN), said Thailand's participation in the AEC next year would make a major change in the country's position as a leading regional shopping hub and top tourist destination.

In preparation for the expected increase in trade, tourism and investment unleashed by the AEC, CPN, the country's largest retail property developer, is aiming to make Thailand the regional shopping hub and position Bangkok and Thailand at the forefront of global retail innovation.

The company's mission is to elevate and add value to Thailand as a region retail hub with tourist attractions making Thailand a shopping paradise of the world.

CPN recently launched many retail mega-projects, which will lead its way to even greater success in world-class retail development.

CPN yesterday celebrated the grand opening of [email protected], a shopping street combining malls and department stores from CentralWorld and Zen Department store with CentralChidlom and CentralEmbassy.

CPN says The project has a good combination of prominent gastro bars (those serving high-end beer) and well-known patisseries along with up-to-date fashions from many world-famous brands, making the venue one the world-class destinations comparable to those in New York or Xintiandi in Shanghai.

Another upcoming mega-project of CPN is CentralWestGate. This is a major investment for CPN. The total project value will be more than Bt10 billion. CPN is aiming at positioning CentralWestGate as Asia's best prototype of a "super regional mall".

CPN has chosen Bang Yai Intersection as the project location because the area has high potential and is suitable to become a "new city", which will have soaring growth.

Bang Yai will become a new central business district and residential area, which corresponds to the government's city expansion policy.

This project is not merely a shopping mall, but also a "centre of Asia's future lifestyle", CPN says. With total space of 500,000sqm on a 100-rai site, the project will be a mixed-use development.

CentralWestGate is a combination of shopping mall, lifestyle complex, state-of-the-art entertainment complex, world-class attractions and a residential project. It will comprise 1,000 anchor stores and super-sized shops of both local and international brands, including world-famous fashion brands.

It is targeted to open next year.

On August 12, CPN will open its 25th shopping mall, the Bt4.2-billion CentralPlaza Salaya, in a strategic area of western Bangkok. It is on the 10-lane Baromrachachonanee highway in Nakhon Pathom's Salaya area, between Phutthamonthon Fifth and Seventh roads.
