New landmark in Section 17, Petaling Jaya

Kampung Manis Realty Sdn Bhd, an associate of Conlay Construction Sdn Bhd, is planning to build a two-block 18 and 19-storey serviced apartment project on the site of the former Sentosa Cinema in Section 17, Petaling Jaya.

PETALING JAYA: Business operators and house owners in Happy Garden or Section 17, Petaling Jaya have received a notice by Kampung Manis Realty Sdn Bhd informing them that building surveying works would be carried out on their properties, prior to the commencement of construction works at the site of the former Sentosa Cinema.

Kampung Manis and building surveyor K & P Cove Consultancy Sdn Bhd indicated that there were plans to convert the site, which is currently being used as a public car parking area, into a two-block serviced apartment project.

The project will be undertaken by land owner Kampung Manis, an associate of construction group Conlay Construction Sdn Bhd. Its director Lim Lian Chee declined to comment. Attempts to call the other two Conlay directors Chu Chee Choon and Ng Kay Yip were not successful.

Information derived from different parties linked to the project shows that Kampung Manis is planning to build two blocks, an 18 and a 19-storey project, on that site of about two acres.


StarBiz learns that there will be a seven-storey podium to accommodate two retail commercial floors, four car park floors and an amenities floor. There will also be two floors reserved for a dry and wet market and a police beat. It is unclear if the market will share the space with the retail commercial floors.

The two blocks of serviced apartments, comprising 469 units, will sit on top of this seven-storey podium block.

The development, to be sited on flat land, is bordered by Jalan 17/44, Jalan 17/27, Jalan 17/38 and Jalan 17/29.

The project will be built on three contiguous pieces of land, namely Lot 11973, 11974 and Lot PT 471 and part of the road reserve of Jalan 17/27. A park, of about 27,000 sq ft, which is about a third of the total development site of about two acres, and which is located adjacent to public car parking lot, is expected to make way for the project.

“The daily morning wet market, which operates on Jalan 17/27, will be temporarily moved to facilitate the development,” an employee from Kampung Manis said. Business owners in the area confirmed this but they were uncertain where the morning market would be temporarily moved to.

The Kampung Manis personnel also said piling work was expected to begin in June. The project is expected to be launched in July or August this year.

On pricing, the Kampung Manis personnel said the company would benchmark it against the serviced apartment projects undertaken in Section 13, Petaling Jaya.

“Section 13 serviced apartments are currently being sold for about RM800 per sq ft,” he said.

The 469 units will comprise studio units with a built-up area of about 500 sq ft while three-bedders will have a built-up area of about 1,200 sq ft. There would be other sizes between this range, a marketing staff of the Kampung Manis said.

The former Sentosa Cinema used to be the focal point of the Section 17 commercial area. After it was closed down decades ago, the main business activity in that area was the morning wet market located on Jalan 17/27. If the development goes as planned, the 18 and 19-storey blocks will be the tallest building in that square bordered by shop lots.

Market makes way for mixed development

THE 43-year-old Pasar Lambak in Jalan 17/27 will be temporarily relocated to Jalan 17/29 tomorrow.

Some 130 traders are expected to be affected by the move that will last for two years to make way for a modern market.

The new market will be part of a mixed development next to the current market site by Conlay Land Sdn Bhd, which will include two towers of serviced apartments.

The Pasar Lambak Section 17 Morning Market Traders Association president Low Chun Foo hoped that there will be no change in their rent at the new facility.

MBPJ issues stop work order over collapsed tower crane incident

The Petaling Jaya City Council (MBPJ) has issued a stop-work order to the developer of a mixed development block in the city after a tower crane collapsed at one of their construction sites.

The mixed development comprises serviced apartments and commercial units in Section 17, Petaling Jaya.

Petaling Jaya Selatan MP Hee Loy Sian, who was present to visit the construction site on Friday, said no injuries were reported but the TNB electric supply poles were damaged.





The stop-work order was issued to Kampung Manis Realty Sdn Bhd, under Section 72 (1) (C) of the Streets, Building and Drainage Act 1974.
