Buyers offered scooters as sweeteners



Free Primavera 50 Vespa motor scooters and helmets are being given away with six "affordable" Mt Eden one-bedroom apartments, for sale from $430,000.

Two free electric cars come with another big apartment scheme where residents will each be issued with keys and must then decide who gets to use the cars and when.

Greg Reidy, managing director of developer McDougall Reidy, said the scooter and helmet idea was for buyers of the smaller places in his Botanica Living scheme because they have no carparks. Those buyers can also choose their own Vespa colour: Midnight Blue, Celeste Blue, White, Roso Dragon Red, Black and Marrone Creta, and the bikes are being supplied by Auckland retailer Motomail in Freeman's Bay.

Although the new apartment block will rise near the Mt Eden Train Station, Reidy said the Vespa idea was an attempt to resolve transport and commuting issues for buyers.

"They cost about $6000 each. We thought it was an option for people to get around the city without using a car. I think it's a good solution. You see it all around the world, in places like Rome, people buzzing around on those," Reidy said.

Greg Reidy says scooters are being offered because the small apartments have no carpark spaces.

McDougall Reidy is in a joint venture with builder Haydn & Rollett to develop the $50 million 67-residence five-level Botanical Living terrace and apartment scheme on Enfield St across from the Horse & Trap craft bar and function venue.

Peddle Thorp designed the block. Construction will start in the next few weeks.

"We have got special housing area status on this so it only took a month to get consent, compared to three to four months without that. The Housing Project Office did a good job - brilliant - and we were thrilled to bits. It took the hassle out of consenting," Reidy said.

The block is a mixture of two-level terrace residences, with upper-level apartments.

Mark Todd of developers Ockham Residential described the electric car scheme for a high-profile block planned on Akepiro St, Mt Eden.

"We will be building 33 apartments this coming spring with just two communal electric cars. There will also be cycle and motorcycle parking. There are 11 two-bedroom units, 21 one-bedrooms units, one live/work unit, together with a large through-site link complete with coffee shop.

"The site is at the city end of Dominion Rd and will be the first larger apartment block outside the CBD to contain no carparking," Todd said.

Apartments would sell from about $350,000 but with an average of about $450,000, Todd said.

Ree Anderson, Housing Project Office director, praised the developers' transport schemes.

"I'm not aware of any others [developers] giving away scooters but we have other innovations like electric cars from Mark Todd, because it's in the city fringe there's opportunities of how to provide transport for people and in this case I understand there's very little carparking and the residents will share electric cars."

Hi all,

I'm thinking of buying a apartment here. Do you think it will be noisy from the trains? The tracks are right behind the building...
You won't hear a thing. All smooth, electric goodness now. Quiet as a mouse.

In all seriousness though, because they are electric they are very quiet. Occasionally there may be a diesel one rolling along but in general i don't think it would be much noisier than general Auckland urban living.

This is one of the more beautiful apartments proposed imo. Hopefully the greenery grows as they have indicated on the render.

Residential development sells out in six weeks

Botanica - a new 67 apartment development in Mt Eden, Auckland, marketed by Colliers International and developed by Residentiae – has sold out within six weeks of launching to the public. Residentiae is a joint venture of two well-respected names in the property industry, McDougall Reidy and Haydn & Rollett, that is establishing a residential arm to its highly successful industrial and commercial activities. Jeff Davidson, Colliers International’s director of Residential Project Marketing, says purchasers for Botanica came from across the market spectrum. “Owner occupiers, first home buyers seeking affordable entry points to the housing market, investors and downsizers all found something within the development.” The appeal of ‘off the plan’ prices in this current market was also a significant attraction for buyers says Davidson. “The fact that ‘off the plan’ prices are set means buyers can plan their purchase with confidence and not face the variables, and often disappointment, of being outbid at auction. “Incorporating a wide variety of product types and sizes through clever design within the development made the buyers’ process even easier.” Botanica’s Mt Eden location is also very attractive to a wide range of purchasers, and securing the Special Housing Area status for the site means consent approvals are achieved within required timeframes providing certainty for purchasers. Davidson says the transformation of the site from industrial to residential was achieved through the architect’s intent of a building offering a green oasis within a hard urban landscape. Residentiae also adopted a very sustainable building approach to achieve a Homestar 6 rating for the development. “This endorses the low ownership costs of Botanica apartments,” says Davidson. Botanica’s proximity to Auckland’s CBD and Mt Eden’s superb range of design retail, dining and entertainment outlets, along with the excellent transport options and great school zones are also significant selling points.

Update for residents

The Building Consent for Botanica from Auckland Council has been issued and construction commenced on-site last week.
Everything is on schedule.
Works that have been undertaken to date:
- The site office, meeting room, storage and worker facilities have been set up under the existing building and are
ready for work to commence
- Gates have been modified to allow access for articulated trucks
- Procurement of supply and manufacturing resources for long lead items has been secured, eg booking of piling
drilling rig, structural steel indent and shipping, precast concrete casting bed reservations, cranage booking
Work scheduled to start prior to Christmas include:
- Piling for the southern retaining wall
- Relocation of the existing transformer on to Enfield Street
- Commencement of bulk excavation
- Demolition of the existing podium structure
