Over 100m, needs it's own thread. If built it will be the first 'suburban' (more than 5km from the CBD) tower in Melbourne over 100m.

Architect is Buchan Group and developer is AXF.

Box Hill plans for same tower, different storeys Jason Dowling

RIGHT place, wrong tower, is one planning expert's view of an application for a 33-storey residential tower in Box Hill.

If approved the tower would dwarf the next tallest building in the area, which is five storeys.

The planning application for the $135 million tower at 545 Station Street was lodged with Whitehorse Council by the the Barton Group and AXF Group in December.

The site has long been the target for high-density development, with a planning permit issued in 2004 for a 23-storey building there. A proposal for a 39-storey development on the site was refused by the government in 2010. Now the council is considering the 33-storey proposal that will provide an additional 275 dwellings in the area.

Planning expert and blogger Alan Davies said it was a great site for a high-density development, but the new design was likely to rankle with people. ''What concerns me is that it is an unattractive development, and I worry that it's not going to be able to garner enough support from council and from residents,'' he said. ''The building is too squat, too forbidding in its proportions, talking aesthetically, and I think it is too fussy.

''If you are going to win over the suburban communities for something unusual, in the context of Melbourne suburbia, a 33-storey building is unusual. You have got to do it well. It has got to be attractive.''

Buchan Group's town planning application for the development said it ''seeks to provide an appropriate and responsible design approach, which balances the opportunities and constraints of the site with the wider aspirations of the vision for central Box Hill as being the most significant urban centre in Melbourne's eastern suburbs''. It goes on: ''While the proposed development represents a significant shift in building height from the site's immediate surrounds, it is seen in the context of the emerging built form character and strategic role of the major development precinct.''

if its before council its waiting to be approved or rejected - a building "doesnt go ahead" until a successful sales campaign is conducted, a builder selected and construction finance is obtained.

Still way off from knowing whats gonig to happen

lol you know you're dealing with the 'burbs when the planning scheme says this (first part)

Car Parking
In accordance with Clause 52.06 of the Scheme, the different use components of the development
generate the following on-site parking requirements:

 Dwellings (275 in total) – 550 spaces
 Restaurants (738 seats in total based on proposed floor areas) – 443 spaces
 Shops (1,164 sqm total leasable area) – 93 spaces

There is no defined rate of provision for either food courts or cafes in the Planning Scheme. In
accordance with Clause 52.06, an adequate number of spaces must be provided for these components
to the satisfaction of the Responsible Authority.
The rate of proposed on-site parking provision is summarised as follows:
 Dwellings – 226 spaces (including 4 car share spaces) and12 motorcycle spaces
 Restaurants, shops and function centre – 53 shared spaces

The proposal seeks a reduction in the rate of parking required under the Planning Scheme. However,
given the site’s location within a CAD, adjacent to a major public transport node, the proposed rate of
on-site provision is considered to be appropriate.

A rather gaudy, frenzied offering that is highly unlikely to get up in it's current form.

I like it, its ugly but yet its very interesting look at.
Inst that what cute is ? Anyway..
I wouldnt call it cute though !!??
But i like it just the same :)

The building has good intentions, but the design is just too busy and complicated. Simplify it a bit.

Looks like someone put half a dozen designs in a blender and this is the end result. For some reason it reminds me of a universal power adaptor.

I'm from Box Hill. I was born at its hospital, i went to its kindergarten, primary school and high school. And of course frequented 'Bocky Burgers' on Whitehorse Road like it was a religion... I always hated that corner and the nothingness that it was used for. So I don't mind this tower and the street activation. It's certainly better than what's there now.

What caused you to end up living in a cardboard box in Corio then? :eek:hno:

L2 who went past Box Hill on my way to the city today, but nowhere near Dean's box out the back of Corio Village :eek:hno: :cry:
