Looks alright that, nothing special but I've seen worse. As an aside, I love the Wing Yip supermarket but it would be good if they reconfigured the layout of their store so the entrance was on Oldham Rd, with windows all along the ground floor at the front, it would dramatically improve the streetscape there.
