Florida firm seeks to build 26- & 19-story apartment towers at Piedmont and Lenox roads in Buckhead

Florida-based real estate company Crocker Partners LLC filed a rezoning request with the city Feb. 12 for a 6.5-acre tract next to its 18-story Prominence office tower in Buckhead to build two apartment towers of 26 and 19 stories, according to an Atlanta Business Chronicle story.

The two proposed towers for the site at Piedmont and Lenox roads—at the western end of the Buckhead Loop—would be one of the largest apartment projects in Atlanta.

According to the ABC, Crocker Partners would be taking a prime location typically used for another office tower and instead develop apartment units, which the ABC called “a sign of the times.”

Crocker Partners reportedly is planning its project in two phases. The first would contain the larger 26-story tower and 380 units. The second phase would house a 19-story tower with about 322 units. The Business Chronicle said Crocker Partners declined to comment about the project.

At more than 760,000-square-feet combined, it’s one of the largest projects planned in Buckhead since the office boom several years ago. According to the ABC story, It could take much of this year to get its zoning, real estate executives familiar with the project said.

19 & 26-Story Apartment Towers Slated for Buckhead

Should a Florida developer's plans materialize, the Buckhead Loop could soon be home to two more apartment towers, rising 19 and 26 stories, respectively, and injecting the area with more than 700 additional rental units. Crocker Partners LLC is proposing the dual-tower project — one of the largest developments in Buckhead since the office-tower boom several years ago — at Piedmont and Lenox roads, near an existing tower called Prominence, the Atlanta Business Chronicle reports. The site sits at the western nub of the so-called Buckhead Loop, and it joins several in-progress apartment tower projects across Atlanta.

Crocker Partners filed rezoning requests with the city of Atlanta last week, but the zoning process alone could consume much of 2013, the newspaper reports. The special zoning district where the towers would rise — the larger first phase at 26 stories with 380 units, the second phase with 19 stories and 322 units — is designed to promote walkability and open space. Similar to what's happening at nearby Terminus, where the 355-unit "Circle Terminus" development is under way, ground ripe for an office tower is being used for apartments.

Methinks the Buckhead loop needs some form of transit circulator. Hopefully these buildings will be on the more appealing side, as half the buckhead skyline is so cheap looking.

Developer Hits the Brakes on Buckhead Apartment Towers

After getting the green light from the zoning review board to built two residential towers on the Buckhead Loop near the intersection of Piedmont and Lenox roads, Crocker Partners is getting cold feet.

According to the Atlanta Business Chronicle, the developer is reconsidering the project in light of the rampant apartment building going on in Buckhead. In the first quarter of 2014, more than than 16,500 rental units were in the pipeline across Atlanta, with 4,004 of those in the Buckhead/Brookhaven area. The two towers, one 26 stories, the other 19, would have added 703 units to that tally.
This project may not be cancelled but instead morph into condos later. Stay tuned...
