$45m complex adds to growing skyline

A $45 MILLION office and retail complex was approved by Adelaide City Council's planning arm last night.

The Development Assessment Panel unanimously supported the 12-storey office complex, on the corner of Franklin and Bentham streets.

Plans for the complex, lodged by Woods Bagot Architects, include provision for ground floor shops, a restaurant, 14,956sq m of office floor space and a two-level car park with room for 145 spaces.

Planning staff recommended the 45.5m high building be approved.

A staff report, tabled at the meeting, said the building would have a five-star energy rating and a "high-level of amenity to the area".

"The development exhibits a high standard of design and materials that is consistent with the precinct's role and image as the civic centre of the state," the report concludes.

"The development will not dominate or detract from adjacent heritage places."

Members of the panel praised the design as fitting the area's character. Lord Mayor Michael Harbison told the meeting the development showed the city centre was flourishing.

"It is an indication to me that the city centre is (showing) resurgence," he said.

Building projects within the block taking in King William, Franklin, Bentham and Waymouth streets, constitute one of the largest CBD redevelopments in Australia.

Buildings already approved for the site include The Advertiser's new $60 million building on Waymouth St and a multimillion-dollar, 21-storey government office building.

Adelaide's landmark GPO building will be converted into an international-standard hotel and shopping complex as part of a $600 million redevelopment of the central city block.

Nice one Will! A bit confused about the date of that article though (22 Feb 05?). It resembles the Commonwealth Law courts in some ways and I reckon it'll look good. Only wish it was 100m taller! :)

I remember you saying that you had seen a pdf of it and was hoping you'd find a way of getting it on here.

I really like it. Can't wait to see some colour renders which will no doubt make it look even better.

To me it looks like it's on the other corner of the block - not Franklin and Bentham but Franklin and whatever street it is after the GPO building.

I reckon it's the corner of Post office lane and franklin St, Where the old Newsagents was. In fact im certain of it.

I like the building...

I Agree pants/pikey. Has to be Post office lane and Franklin street. Isnt the current building on the actual corner of Franklin and Bentham is heritage listed??

Welcome aboard mate.

Not sure about the heritage listing but the old buildings have been in every render of the whole block I've seen, so I'm pretty sure this proposal is on the other corner.

BTW Is City Central Tower 3 going to be 12 or 13-storeys? Often in media blurbs they don't include the ground floor.

Wow, Adelaide is certainly in boom times. I'm sure there are more cranes (and about to be more) in the Adelaide CBD than there are in Sydney's CBD.

Since finding this out recently, I'm scanning the South Australian sub-forum much more than I used to. IMO It's all very exciting.

Just to clarify the location of the building - its located on Franklin Street, close to the intersection with Bentham Street. It's not exactly on the corner, as there is a beautiful heritage building on the corner which can't be destroyed.

Will, I've hosted the images on my site - imagestation was screwing up, also hotlinked them to larger versions, at least on my site there'll be a bit more permanency.

trés urban development, keep building like that, mixing the uses of course, and Adelaide will pump.

All the shops are totally vacant, and I heard that initial demolition is meant to start next week!
