Urban Context
The area surrounding the site offers a diverse range of uses and urban character. Development on the site will contribute to the diversity and activity within and around the surrounding suburb. Wellington Street is evolving as the City of Perth continues to invest in the infrastructure of the area, improving amenity and safety. Larger scale developments have been approved in the surrounding city blocks. Currently the site lacks the incentive needed to draw people away from the nearby shopping malls, resulting in a comparatively low intensity with respect to the surrounding city blocks. McLean lane offers potential for greater amenity and pedestrian activity

Transport & Connectivity
The site is located in close proximity to a good amount of public transport infrastructure. The site sits on a high concentration of bus networks at the heart of the free transit zone. Murray Street is part of the Primary Bicycle network and very close to the site as is Roe Street. Perth Railway Station is within comfortable walking distance.

jumped the gun there, the perth ldap meeting is on 5/12/17. it is recommended for approval though, and i can't recall a dap ever refusing something that was recommended for approval in the rar...

Curtin business school, central tafe, language schools already there. I used to commute Curtin whilst living on campus at UWA, so this is probably not too far to commute to either of those and Edith Cowan Mount Lawley too.

Why are so many buildings just under 100m? You would think they would just add a floor or two in order to crack the 100m mark.

Maybe there is some new set of building requirements (fire safety, construction stability, building facilities, whatever) that kick in at the 100m mark.

We could ask a student to raise the SSC flag on a custom flagpole mounted on the parapet to make up the shortfall and have it as the highest architectural feature at 100m ?

This sounds great as well, potentially a 20floor+ development:

"Cedar Pacific has early unspecified plans for a 550-bed student housing project on Roe Street."
