DEVELOPER Downing has gained approval for a 21-storey student accommodation tower which will be built as part of the second phase of its £40m Central Village scheme.

The £25m tower in Leeds will contain 404 cluster bedrooms and will sit alongside the 577-bed first phase of Central Village due to complete in September - for which Downing recently agreed a six-year lease with the University of Leeds.

It has also signed a deal with Tesco which will open a 4,500 sq ft Tesco Express on the site during autumn.

Paul Houghton, development director at Downing, said: “We’re committed to delivering the highest-standard student accommodation, offering the best housing at affordable pricing, and our plans for Phase 2 of the scheme deliver exactly that.

“We’ve been active in Leeds for a number of years and we know that there is a robust student market here that demands quality, city centre accommodation.

"The ambitious nature of our Phase 2 plans, plus the pre-let for Phase 1 is testament to that.”

Downing's own construction arm, George Downing Construction, is building the entire Central Village scheme, which was designed by architects John McAslan + Partners.

Downing is the company behind the award-winning Broadcasting Place student scheme in Leeds, which was named Best Tall Building in the World by a global panel of architects and engineers in 2010

I walk past this site every day, so will see when construction starts. The first sign of things starting will be chopping some of the trees down. Most of the existing trees are shown on the rendering but a few will need to be cleared. They'll probably need big hoardings along the motorway side of the site. I'd imagine Downing will wait until construction is finished on the other blocks before starting on this one though?

Just heard there's going to be a Tesco Express built as part of this development.

Tesco certainly aren't stupid and know a good opportunity when they see one.

Bet this branch is going to make an absolute fortune considering there will be about 1000 students living in Central Village once the second phase is complete.

Tesco Express is being built in the base of the Tower closest to Calverley Street so yes it will be up and running for the start of the new school year :)

This looks like a slimline commie block. I'm a bit concerned over how this one will pan out.

The best part of this news is that its construction activity higher than 10 stories, which can only help in enticing more projects.

Well I don't see anything wrong with the Central Village Tower imo and it would certainly be nice to see the construction of a 21 storey building to add to the existing top end of the city centre cluster alongside the likes of Broadcasting Place, Tower North Central, Opal Tower and Plaza Tower which could hopefully raise the confidence of other schemes elsewhere taking place.

Well, I suppose it's not really going to be 'seen' much. It'll be blocked on the skyline from most angles by the other tall buildings around it, and there's no busy roads around it except the IRR in a trench.

It'll be most noticed from the small road/footbridge near The Edge and pedestrians walking inbound on Woodhouse Lane.

A multi-million pound student accommodation tower in Leeds city centre has received planning approval.

Property group Downing has received consent for a 21-storey student accommodation development, adjacent to its Central Village scheme, and will start on site early 2013 for completion in 2014. The £25 million development will see Downing deliver 404 cluster bedrooms to the city’s strong student market. The tower will feature full height glazing at ground level, with light grey terracotta used to clad upper levels, to complement earlier phases of the scheme. The building forms Phase 2 of Central Village – the £40 million first phase of the mixed-use development is due for completion in September 2012.

Downing has recently agreed a six-year lease with the University of Leeds for the 577-bedroom student accommodation element of Phase 1 of Central Village, meaning it is at full occupancy six months ahead of opening.

The property group has also secured a deal to bring national retailer Tesco to Central Village. Tesco Stores Ltd has signed a lease on a 4,500 sq ft retail unit in the scheme and will open a Tesco Express store in the autumn.
