I saw a flex for high rise building next to the taj vivanta in race course, the property is covered and construction has started. It read something like "ICON by synchron"... Do you guys have any info ?

Saw some construction activities going at place opposite to heritage inn hotel adjacent to church,any idea on that.
Is the site you are mentioning is next to the church and behind the HP petrol bunk(smalle site) or the bigger site(Parking Lot) in which RAheja had a foundation layer earlier?

MUMBAI, JULY 10:

Bhubaneshwar, Visakhapatnam and Raipur are among 10 cities which saw maximum increase in prices of residential properties in the quarter ended March 31, 2017, over the previous quarter, according to National Housing Bank’s analysis of price movements under its housing price index (HPI).

Jaipur, Chennai and Lucknow feature among the seven cities which saw maximum increase in prices of under-construction residential properties in the relevant period.

Referring to lenders’ valuation data, NHB said out of 50 cities covered for the quarter ended March, the upward movements in prices of residential properties were seen in 27 cities over the previous quarter ended December 2016.

Maximum increase in prices of residential properties was observed in 10 cities — Bhubaneshwar (11.7 per cent), Visakhapatnam (10.9 per cent), Raipur (10 per cent), Kanpur (8.1 per cent), Gurgaon (6.7 per cent), Chandigarh (6.2 per cent), Coimbatore (4.9 per cent), Mumbai (3.7 per cent), Vadodara (3.7per cent) and Chakan (3.7 per cent).

However, 19 cities have shown decline in prices over the previous quarter with maximum fall observed in Ranchi (13 per cent) followed by Gandhinagar (12 per cent), Surat (8.9 per cent), Ludhiana (7.8 per cent), and Kolkata (7.2 per cent).

With Coimbatore’s metamorphosis from the textile queen into an IT hub, the real estate market has revitalise


Coimbatore being the textile backbone of Southern India has been labeled ‘Manchester of South India’. In the last few decades, swapping cotton with technology it has emerged as an IT hub, successively giving real estate a much needed push. Coimbatore is one of the fastest growing tier-II cities of India.

Having featured in the list of Smart Cities Mission, Coimbatore has attracted German assistance for the project. With rapid industrial and infrastructure development, it has become a lucrative destination for real estate investors.

Housing demands

Coimbatore has emerged into an IT city thus an increasing demand for affordable houses primarily comes from young IT professionals. The upmarket residential localities, such as R.S. Puram, Avinashi Road and Race Course have experienced highest demand for residential units. Whereas in the affordable segment, localities such as Saravanampatti, Mettupalayam road, and Trichy road have witnessed a rise in small projects. With the IT industry growing in Saravanampatti, this region has developed as a prized residential locality.

Infrastructure initiative of the three monorail routes proposed by the government in 2012 is set to improve connectivity within the city. This project will attract residential development in Tidel Park. The first circular route connects Gandhipuram with Ganapathy, Sivananda Colony, Sai Baba colony, RS Puram, Townhall and City Railway Station. The second circular route connects Podanur with Trichy Road, Sungam, Redfields, Race Course, City Railway Station and Ukkadam. Also, a linear line was proposed from Chinniampalayam to TNAU via airport, CODISSIA, Lakshmi Mills, Gandhipuram, Coimbatore North Junction and Cowley Brown Road.

Growth opportunities

Coimbatore is home to some of the country’s oldest flour mills and large to small textile mills with skilled and cheap labour readily available from the surrounding regions. Famous for its already flourishing textile and spinning industry, Coimbatore now has expanded itself to embrace other sectors such as IT, general engineering, automobile parts manufacturing, poultry, just to name a few. Ranked 17 among the global IT outsourcing cities, it got a fresh boost recently with the launch of Tidel Park. Of the many IT majors operating in the city, Cognizant alone employs 5,000 people and plans to double its capacity shortly which will usher a rise in real estate demand. The city has a diversified manufacturing sector. Major auto and auto ancillaries sourcing from the city, such as Maruti, Tata Motors, Pricol and LG Balakrishnan have generated job opportunities for many. Manufacturers of wet grinders operating from Coimbatore supply about 40 per cent of the country’s requirement for pumps and motors. The city also excels in textile machinery manufacturing with some of the best known global brands.

The infrastructure of the city is bound to improve with the proposed western bypass, running from Kangeyampalayam to Mettupalayam, easing traffic from Palakkad and the eastern bypass providing connectivity between the major arterial roads within the city. The upcoming residential areas like Saravanampatty and Kurumbapalayam are likely to benefit from the proposed ring road, starting from Avinashi road and going till Mettupalayam road.

The city has also become a centre for healthcare with several multi specialty hospitals opening up. It has also been recognised as a centre for educational excellence with 7 universities, 32 engineering colleges, 47 arts and science colleges, 22 medical and paramedical institutions, and many more colleges of management, education, catering, etc. All these factors mark for the remarkable growth of the city that has led to a massive influx of working and student population.

With many townships like Kovai Hills, Prozone Intu and Mitula launched successfully in the foothills of the city and under construction residential projects with an estimated investment of `500 crore, the city is one of the most favoured destinations for affordable housing.

This is a luxury apartment next Taj vivanta in Racecourse with facilities like, one flat per floor, private lift access etc.

Construction in progress at around 2nd floor level.

Demand for warehouse space on the increase


Coimbatore is increasingly preferred as a warehouse destination by several FMCG and consumer durable companies to supply to rest of Tamil Nadu (other than Chennai region), according to property consultants here.

With implementation of Goods and Services Tax, there is no tax at check-posts and there is uniform tax across the country. “In the last one month I have had seven to 10 enquiries,” said Jude Alex, a realtor here. The demand for space is for 60,000 sq.ft to 1.5 lakh sq.ft. and this is from FMCG, tyre and consumer durable companies.

The demand is huge and these companies do not mind opening warehouses in some of the rural areas of the district too. But, the space available is not much, he said.

Apart from large spaces, companies are looking out for 5,000 sq.ft to 10,000 sq.ft warehouses too.

According to JLL India, the demand for warehouse space in Coimbatore is there for almost five years and the enquiries started picking up about a year ago. The companies, however, are not clear about some of the GST issues. Hence, the enquiries are yet to be closed. Apart from FMCG goods, electronic companies also want warehouse space here.

Coimbatore has nearly a million sq.ft of warehouse space. However, just about 10 % has all the required approvals. There is a high demand and about five lakh sq.ft can be absorbed annually, if the area available has met all the required norms. The demand is expected to increase when there is clarity under GST.

These companies serve up to Madurai from Coimbatore. Some of the e-commerce companies have also set up warehouses in the city.

In the case of residential segment, the market is slow now. The demand might pick for residential units in a couple of months, according to an industry source.

The market for residential units is expected to be good from September as property promoters register under Real Estate (Regulation and Development) Act, according to JLL India.

Currently, very few projects that were completed three years ago are fully sold out. There is minimum 10 % unsold units in each project and at least 20 % units remain unoccupied. The preference is still for independent houses.

One main challenge here is that the average price is high for both, villas and apartment units. The price has to come down too.

Some of the realtors in the city also feel that there is no triggering factor for demand to pick up for residential units. The sales that is happening now is not for investment purpose but from direct customers.

The rentals have not grown and might not see an upward movement in the near future for residential units, they say.

In the case of office space, the demand is high for IT and ITES space from both, small and bigger companies. But, there is no supply. In the case of non-IT space, the prices are moderately high and the availability is also high, but the demand is not much, sources said.

As we have been saying it for some time, there is no supply for IT space. I wonder is there at least in planning stage yet in cbe. Only RR IT park seems to be immediately available say in 6-12 months period.
Any updates on RR IT park will be really appreciated

Lot of luxury projects in CBE. Good to know the market for it is strong, especially with the fact many of the such builders are CBE based like Elysium, Foundation one, lavik, etc. They're also coming up with beautiful designs
