Bani Yas Investment and Development unveils Bawabat Al Sharq in Abu Dhabi




Bani Yas Investment and Development Company (BID) announces the launch of Bawabat Al Sharq, a massive 108 hectares mixed-use development in Abu Dhabi’s Bani Yas city.
This unique project will encompass modern residential, retail, entertainment and sporting facilities. Bawabat Al Sharq will include the new headquarters and sports facilities for the Bani Yas Sports Club, which includes a FIFA-standard football stadium with a seating capacity for over 20,000 spectators.

Phase 1 of the project, due to be completed during the first quarter of 2010, is the first of many pioneering projects due to be announced by BID.

Bawabat Al Sharq will include a first-of-its-kind shopping centre spread across 134,409 square metres, offering the best of retail and entertainment avenues and a parking lot that can accommodate over 2,200 vehicles.

In his comments, Jawaan Al Khaili, BID Chairman said, “Bawabat Al Sharq will enhance the leisure and tourism appeal of Bani Yas. The project will provide an impetus to the economy of the region and create an unparalleled attraction – setting a new benchmark in the residential and retail landscape. Bawabat Al Sharq will extend the perfect balance between luxurious living and an active lifestyle in an integrated community that has everything to offer.”

Extending a distinctive lifestyle of comfort and indulgence, the development will offer a cosmopolitan and free-spirited atmosphere with a vast array of world-class facilities and unmatched amenities.

These include a sophisticated choice of retail, schools, a medical centre, health club, specialty training clubs and a major sports stadium. It will also include an international hypermarket operator as an anchor tenant in the mall, 16 food court outlets and other community amenities such as banks, pharmacies, cinemas, bowling, snooker and coffee shops.

Disclosing details about the development, Mr Al Khaili said, “We are delighted to unveil a masterpiece for the most discerning community in the region – a strategic project offering everything that one seeks; from state-of-the-art facilities to an eco-friendly environment. The launch of Bawabat Al Sharq reflects our commitment to offer high quality projects which reinforce our position as a leading player in the Middle East real estate milieu. Additional leisure facilities in the development include a gymnasium, swimming pools, community club house, multipurpose halls, children’s play area, barbecue area, tennis courts and a motor dealership.

Bani Yas Investment and Development Company (BIDC) on Sunday announced the launch of Bawabat Al Sharq, a massive 108 hectares mixed-use development in Abu Dhabi's Bani Yas city.

Bids accepted for $163mn Bawabat Al Sharq

Baniyas Investment and Development Company (BID) is accepting bids for construction of phase two of its Bawabat Al Sharq development in Abu Dhabi, Construction Week can reveal.

Construction will begin immediately after the contract has been awarded next month. Speaking at Cityscape Abu Dhabi, the firm’s CEO Wael Tawil said that the contract could be awarded on a cost-plus basis.

It is valued around US $163 million (AED600 million). Works include 142 villas and 780 apartments in 13 low-rise buildings, which will be delivered in 2011.

Target Engineering Construction Company, a member of Arabtec Holding, was main contractor on phase one of Bawabat Al Sharq, and is involved in the bidding for phase two.

Cansult Maunsell/Aecom is the landscaping design contractor while the overall architect is World Planner Consultant Engineers, Tawil said.

He added that the value of the contract had fallen considerably. “Our prices went down by around 30% to accommodate for the drop in cost of building materials.”

In total, Bawabat Al Sharq is valued at US $817 million (AED3 billion). The development will include an international school, a hospital and a shopping mall.

“About 90% of the mall has been rented,” Tawil said. The mall is part of phase one.

Around 90% of villas in the first phase of the project have been sold, along with 30% from the second phase.

“Sales today drives everything,” Tawil said. “You don’t do anything unless you have sales, which today are very normal.

“It’s an end-user market. All investors are what we call organised investors. They have the ability to finance the purchase, or at least 60-70% of the purchase.”

Construction of the first phase is set for completion in August 2010. It is currently 30% complete.

Meanwhile, BID will soon unveil a 22 storey residential tower in Abu Dhabi. No further details have been released as yet.

Work on the Phase One of Bawabat Al Sharq, the Dh3 billion mixed-use development under construction in Bani Yas city, is 40 per cent complete and is expected to be ready by the third quarter of 2010.

Baniyas Investment and Development (BID) – the investment arm of Bani Yas Sports Club – yesterday said the construction work is progressing as per schedule and the sub-structure for residential units is almost complete.

The construction of the Bawabat Al Sharq destination mall, which is planned for opening in December 2010, is also progressing fast with the sub-structure nearing completion.

Wael Tawil, Chief Executive Officer of BID, said: "We have achieved tremendous progress on the project, which reflects BID's commitment to the Bani Yas community. One of the chief tenets of BID's corporate strategy is our adherence to time-frames – the progress is reflective of this commitment, not to mention the all-round and meticulous care that we have lent to every aspect of this project."

Phase One of the community project is expected to be completed in the third quarter of 2010.

It includes a total of 164 apartments and 56 villas. It comprises different villa types with several detached ones to meet the needs of different buyers.

The destination mall within Phase One, covering nearly 70,000 square metres, will feature 339 retail outlets of fashion wear, electronics, neighbourhood services, accessory outlets and jewellers in addition to a Carrefour. The mall will be spread across two floors and include 2,245 parking spaces and 22 food outlets inclusive of restaurants and cafés.

Bawabat Al Sharq reaches new milestone

Phase one of Abu Dhabi’s Bawabat Al Sharq is progressing on schedule, with 60% of construction works now complete, Baniyas Investment and Development Company has announced.

The first stage of the US $816.7 million (AED3 billion) mixed used development, which is due to be completed in December, comprises 164 apartments, 56 villas and a mall spread across nearly 70,000m2.

“The substantial progress we are witnessing on the project is in line with our strategy of adhering to strict time frames while ensuring that we deliver quality,” said Wael Tawil, CEO of Baniyas Investment, the developer on the project.

“Recently, we proudly announced the successful completion of our new Baniyas Sports Club Stadium in Al Shamkha, which was built in a record breaking six months’ time. We aim to continue working with the same commitment and efficiency to complete and deliver Phase I of our project by year end.”

Target Engineering Construction Company is the main contractor for phase one of the project, while Cansult Maunsell/AECOM is the landscaping design contractor.

Major progress on $817m Bawabat Al Sharq project

The three contractors working on the Bawabat Al Sharq project, the $817million mixed-use development in Bani Yas City, are reporting significant progress on the project.

The contractors are Al Jaber Group, responsible for the infrastructure works, Bauer International LLC, responsible for the soil improvement, and Royal International Construction LLC (RIC), the main contractor for phase II.

Al Jaber Group has finished 75% of the roads embankment of Phase I, 25% of the stormwater and sewage networks, 50% of the external electricity and 25% of the mall’s external parking area.
