Picked up the SABA towers VideoCD while i was in Dubai. I have converted it to DIVX, had to to drop the resolution as I have a limited amount of webspace.

Saba awards Towers 2 and 3
The Saba Group has awarded the piling and foundation contract for its 36-storey twin-tower residential project in Jumeirah Lake Towers to the Abu Dhabi based Dutch Foundation Company. The twin-towers offer a combination of freehold residential and office units.

Saba sells 75pc of residences in Twin Towers


Dubai : Seventy-five per cent of the Saba Twin Towers, the residential facility coming up at Jumeirah Lake Towers development, has been acquired by investors.

The group is investing over Dh570 million in Jumeirah Lake Towers, which also includes its first project, Saba Office Tower, which has seen 95 per cent of its units being sold.

"Rather than marketing our projects on a demographic basis, which in many ways is a much easier task, we decided to target an even cross-section of demographic groupings, so that the communities that we are endeavouring to create will be truly international in nature," said Behrouz Javaheri, chairman of Saba Group, which is the developer.

"We have been quite successful in our efforts thus far and have an even spread of investor groupings from across the world around 48 different nationalities are represented in our communities. In fact, to the best of my knowledge, no single nationality has more than a single digit representation in both these communities."

Javaheri dismissed recent market talk that the group was looking to tap the debt market to part finance the project.

"At this stage we are not looking at tapping the debt or equity market to finance our projects. Saba is a privately held group with enough resources to finance its plans of investing into the freehold property sector in Dubai.

"We are looking at our options; right now we have two major projects on hand, the freehold Saba office tower and the residential twin-towers. We have already announced that we will invest Dh1.2 billion in Dubai's real estate and property sector in the next two years. We have already identified our next project and will make an announcement in this regard when we are ready to launch."

On the near term pros-pects for the local freehold market, the official said: "The market is very buoyant and there is a quite a lot of dynamism in freehold. Dubai's success in freehold is even fuelling similar developments in other emirates of the UAE.

"The secondary market in the freehold and real estate market is a quite dynamic since demand is overshooting supply. The secondary market is already in play with our projects also, and there is a double digit premium on the units in our development now."

Saba Group announces awarding construction contract for its twin-tower project to ACC
Expediting the development of the Saba 2&3 twin-tower freehold residential project in the wake of enthusiastic response from investors, the Dubai-based realty major, Saba Group, today announced awarding the construction contract for the 36-storey project to Arabian Construction Company (ACC).

ACC was awarded the construction contract for the its twin-tower residential development coming up in the Jumeirah Lakes Towers community being developed by Nakheel, after a thorough due diligence process, including a public tendering exercise and several rounds of critical evaluation, a senior official of the Saba Group said.

Mr. Behrouz Javaheri, Chairman, Saba Group said: 'We have awarded this contract to ACC, as we are convinced that they can be our ideal partners in the development of this unique, ultra-modern development which is coming up in the progressive new residential and business district of Dubai, flanking the Sheikh Zayed Road.'

'We have worked with ACC before for our first project in Jumeirah Lake Towers – the Saba Tower I - comprising freehold office units, one of the pioneering developments in Dubai's property market. We are very confident that ACC will replicate its efficiency in executing a landmark project like the office towers, in the case of Saba twin-tower also,' he said.

Saba Group's freehold residential twin-tower is strategically located within a stone's throw from Dubai's landmark developments like The Palm Jumeirah, Dubai Marina and Dubai Technology & Media Free Zone, lending an unmatched and quality ambience to residents.

The development, which is one-of-its-kind development in Dubai with cutting-edge architectural elegance and infrastructural facilities including an array of amenities focused on making residents enjoy a luxury lifestyle, is located between Interchanges 5 and 6 on the Sheikh Zayed Road, spread over an area of about 1.1 million square feet, including a retail component of 31,000 square feet.
