Barangaroo apartment sales next step for Lend Lease

LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

the renders look great. Looks like enclosed balconies on the tall towers which which is more practical in a city and gives extra space.

Here is the prelim site plan and we can see where the residential towers will go approx and the low rise residentials also.

R4 AND R5 are north of southern cove and R3 is on the southern side.
R7 which is the 20 level tower is at the southern end of the site.

You would think R3 would be completed before R4 and R5

The Lend Lease hotel may go the west of R4

The new master plan for hotel and residential should be lodged soon, so we will find out how R4 and R5 will be changed.

And Cul has also said that R1 and R7 may not be built.
And the DA for the waterfront residentials will be lodged next.

It will be noisy - i would prefer all of the balconies to be enclosed and the windows, doors double glazed...

For these building this is likely to be single laminated glazing. It is noted however that a higher specification glazing is likely to be required to address thermal performance requirements, which will also provide greater acoustic performance than that required to meet internal noise levels."

Yes. The layouts show that just about all apartments have the living areas and balcony on the west harbor side. And the bedrooms are on the east
side of the building.

As someone said in another thread, it looks strange and incomplete without any signature hotel!

We probably wont get any more news on the high rise residentials until the plans for the hotel are announced.
Could be quite different to original proposals.

Does anyone have an update on how this plan may now look, once the Crown hotel decision is made. Assuming Crown is approved.
The only thing released so far is the renders of the hotel, not the exact position.

The Wilkinson Eyre concept residential apartments are now possible starting points to complement the hotel design.

However they will probably end up being totally different forms.

2.1 Building R1

In its letter, the Department requested that details be provided to demonstrate how, following approval of Residential Buildings R8 & R9, Residential Building R1 will achieve design excellence and will be consistent with the Concept Plan including to satisfy the relevant built form principles and urban design controls.

In accordance with the Design Excellence Strategy adopted for Barangaroo South, the future R1 building will be the subject of an “emerging designers” architectural competition.
This process has commenced with the preparation of a competition framework document and the identification of potential architects by Lend Lease, the City of Sydney and the Barangaroo Delivery Authority.


Following short listing of architectural designers, it is anticipated that the architectural competition will commence in mid-May 2013, to facilitate approval and construction in line with the first occupation of the Barangaroo South Precinct.
The competitive process outlined above in conjunction with the Concept Approval will ensure that the future building will achieve design excellence.

It is Lend Lease's intention that the future R1 Building will be a non-residential, retail building with a total GFA of approximately 800m2 (the remaining floorspace in Block X). There is also potential to locate some of the 10,000m2 of additional community floor space (which under the Concept Approval can exceed the maximum total for each block) across the Barangaroo South site which includes the R1 Building.

Based on the dimensions of Block X and the maximum amount of non-community floorspace remaining in Block X, this building will be a minimum of 2-3 levels
