LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

Have both Barangaroo res towers been approved? When are we likely to see construction commence?
When could we expect a design winner to be announced for this development and proposed DA? Seems to be taking forever!
Yeah, the buildings compliment the more flamboyant Crown Casino and IT1,2,3. Is it possible construction would start on these buildings before Crown Casino?
When might an 'approved' decision be announced for One Sydney Harbour followed by actual construction? Really taking such a long time.....:bash:
I noticed a tower crane sitting on the ground today which was located within the southern corner quadrant section of the site by Hickson Road.
Has the parapet definitely been reduced from 18m to 4m? And is it likely construction of One Sydney Harbour will start before Crown?
I gather the Renzo Piano/Lend Lease DA design plans do not include clear parapets extending upwards from the roof lines? I think these might have been in the original designs?
Now that it's the new year, when can we expect the cores to start rising on these towers?
And we have to look at this site for a very long time before any core rise. Can't believe it's going to take 6 years...
Is this still in the proposed stage? Surely thought it was concurrent with Crown Casino construction timelines...They seem to be doing a lot of site preparation work for Renzo Piano buildings.
Looks like a section of the white covered canopy is being dismantled to the northern western end. Are these canopies for the gas remediation works?
Shouldn't this thread be changed from 'Proposed' to 'Approved' or 'Under Construction' given One Sydney Harbour towers were approved in March 2018.

But has this development actually been approved? Still showing as proposed...
So excited about the Renzo Piano designed buildings. Looks like they will be unassumingly classical, very elegant. The 247m tower will nullify Crown's dominance.

Are those double spires new additions for the design of both the 2 taller buildings? If so, what's the maximum height (including spire) of the tallest one?
i understand very different in facades,but these are staggered forms and sheer walls and very tall bldgs. the modeller for the cad lodgment quoted them as twin towers/. now i i know why.as they are nearly same height.(unlike earlier da was 40m difference)
similar to WTc which has uneven heights 411m/415m heights.
this will be come more evident as they rise and view from hickson park (battery NYC)/ should look amazzing on sunrise.
Yeah, I think it was a good call amending the DA height for R2 to increase by 40m! Aesthetically, both R1 and R2 will look more complementary, balanced and prominent at this end of the CBD.

I was there 2 days ago, and it looked like core was being reconfigured on the southern side, also a portion of core box on the southern side looked exposed.
