LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

Barangaroo South (in which the apartment towers are in) was initially lodged as a concept plan which sets a framework or guidelines in which the towers are to be built. Then separate D/A's for buildings would come later. Obviously as we have seen, there have had to be changes to accomodate needs etc.

We are awaiting submission of a formal development application just_for_me.

My understanding is that amended master plan needs to be lodged and approved due to Crown coming into play ... at least according to:

beepbeep- the new masterplan for crown and resi towers are to be lodged any day now
That might imply that some work would need to be done on design of those towers
the shortest resi tower now seems to be only 10m lower then Highgate which is RL125m, thus 115m?

Hmm not a fan of the new park at No.3.... wasting space.
Parks are not a waste of space: their function is to provide open space, recreation, quiet space, somewhere to sit and watch the world go by, to look at plants, to smell nature, etc.
Their aim is not to provide profit of the monetary type but the soul type. Given the number of dwellings and offices/shops going up there, any bit of green is a 'blesséd relief' for the human animals.
Definitely a waste of space nevertheless very smart to get increased height. They should be doing this in cbd too why are city council stupid. Taller and thinner equals win win more open space
Having said the above its so ridiculous we have to build parks just to make out buildings 10m taller this city is riddled with bad politics
the resi park will probably have more public space then indicated. like a square. i think its great how the BMA have created more public space at ground level and reduced floor plate sizes and increased tower heights and slimness. finally realising thin bldgs are much kinder at street level with less wind and shadow impact.
I'm still holding out for a spire to be added to send crown to 300 ;)
People don't seem to be getting the modern idea of a park. One example, two years ago on Sydney Festival First Night, Hyde Park north was turned into a packed throbbing disco.
Only this week I see that the 'sacred' Roual Botanic Gardens are going to be having hundreds of functions there a year, many 'marque' functions.
We need as much of this space as possible.
That same Festival First night, hundreds of us were turned away from the Domain because it was full!!, even though Macquarie and College Streets were also blocked off and full.
Hmm not a fan of the new park at No.3.... wasting space.

As everyone knows, the City is getting increasingly dense (as is the residential population within the City). It should be expected that new green spaces are created to enable the City to 'breathe' and for residents to get some respite from the City itself.

And as P.nix5 pointed out, there's plenty of events in the eastern parklands!
Heights in the title of this thread should be approximate as we don't have detailed plans yet :)

Yeah, but there is going to be the huge Barangaroo Park just nearby. I agree parks are important, but its going overboard. There are also The Royal Botanical Gardens, The Domain and Hyde Park. There are plenty of parks in the CBD.

What is this mixed used development going to be for?

You know what Sydney could really use is a new Lyrical Theatre for musical and opera productions. A second Opera House! The first one has some issues related to the Opera Hall though the Concert Hall is fantastic. Another thing we could use is a new Art Gallery...
It seems a waste to be using this area on a low rise Macquarie Park style development. Opportunities for major cultural institutions are rare.
^^ as little as i care for the arts.. i do agree a world class art gallery / modern display area in a smallish landmark building would do the site good.. and maybe class sydney up a bit..
