LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

What is this mixed used development going to be for?

You know what Sydney could really use is a new Lyrical Theatre for musical and opera productions. A second Opera House! The first one has some issues related to the Opera Hall though the Concert Hall is fantastic. Another thing we could use is a new Art Gallery...
It seems a waste to be using this area on a low rise Macquarie Park style development. Opportunities for major cultural institutions are rare.
It's vague, as seems to be in vogue.

Residential, retail, commercial, educational and cultural space is the popular phrase.

Personally, I'd expect a fair whack of residential space with ground level F&B and serviced based retail.

15,000 sq m (maximum) is set aside for a future cultural building which...as usual...has no defined use at present. It's the light pink building to the left of the '1' in the picture Cul posted.

At first glance, I don't know that the shape lends itself to a theatre particularly well.

those resi towers looks so tall and slender! well over 200m
Thanks, Fabian: can also see Apartment Tower 3 which seems to get obscured and overlooked in most pix.
One looks like i could be almost 250 based on proportions, which means Crown would have to be 265 at least! Hope those are indicative of the heights!
Crown and Resi towers are definitely taller than they have previously been - Crown looks like it's nearing 300m in height there, when you compare it to IT1.
IT1 is 217m to the top of the architectural feature, so the residential towers are clearly taller than current heights in the thread title.

The taller resi tower may even end up challenging Greenland Tower as the tallest resi tower in Sydney
yes RL220m, to be exact.above sea level
ive looked at heights around that area and Crown looks like its located atRL2m while resi towers are at 2.5mRL. the ground level seems to slope from hickson rd at RL3m to waters edge RL2m.

Yep looks about that. This is what I could figure out after scaling and some perspective accounting. Crown looks at least 275m now.

I really hope they look at this and think. Crap. We need to purchase another site and build 80-100 metres taller then what we are planning now.
Yeah not going to happen, you forget how restrictive City of Sydney is. They have a lot more to do with what buildings we are getting than the developers do.
Barangaroo is a state managed project, and is an oasis free of City of Sydney.
But with the changes to the planning laws inserting the ability for developers to submit applications to the State gov we are in with a chance.

Of course Greenland could always increase the height of their architectural feature to the full 259m permitted to at least claim sloppy seconds in the Sydney CBD :lol:

no not approved yet. will be approved in 2014 and start 2015, prob completed 2018/19
