LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

ONE of China's biggest developers, Greenland Holdings Group, will consider bidding for the second stage of the $6 billion Barangaroo urban regeneration project on Sydney Harbour, according the group's Australian managing director, Sherwood Luo.

The state-owned company's Shanghai head office wanted the group to become a major force in Australia, winning over the non-Chinese locals by building iconic apartment towers, Mr Luo said.

The Barangaroo Delivery Authority this month announced that 121,500sq m of buildings could be developed in the central Barangaroo precinct, with tenders for the sites to open mid next year.
"We would not exclude that opportunity as it fits in with our long-term strategy," Mr Luo said.

Barangaroo is split into three development areas - Headland Park to the north, the central Barangaroo precinct and the Lend Lease-developed commercial area of Barangaroo South.

Mr Luo would not comment on whether there was a desire to work with James Packer, and noted that any casino opportunities were in early stages.

He said Greenland was looking for commercial and residential business opportunities in all capital cities, but that Sydney and Melbourne would be the initial focus due to the large Chinese population in those cities.

The group could eventually undertake major office and shopping centre developments.

So council is continuing to pretend it has any input or influence in Barangaroo's development? It messed its own nest very seriously some time ago on that issue so the state govt sidelined it, as it deserved.

Reminds me of Central Park; will the Lord Mayor be at the opening of Barangaroo too, grinning hugely as though she created it?
Willoghby Council (and residents) and Parramatta Council had input on similar developments in their areas when DoP was decision making authority - why would it be different here? They are paid by rate payers to do their job ... That is the procedure.

Everything we've seen indicates it will be two...it is hard to imagine Lend Lease being happy with losing one.

Sydney City Council actually dont have responsibility under planning law for Barangaroo whereas Willoughby and Parramatta Council's do.

Under the planning law City of Sydney has rights (and responsibilities) to provide input/comment on Barangaroo since it has impact on CoS's infrastructure, properties and ratepayers. It is kind of in their back yard.
Comment yes, why Parramatta Council or City of Melbourne could comment on the project too if they want. But it's not in City of Sydney's jurisdiction.

Good point. Judging by the board of directors of The Barangaroo Delivery Authority it would appear that Melbourne and Western Sydney have much more say in delivering Barangaroo to people of NSW than anyone from Sydney.

Yes, they can have their input but unlike the other councils, it does not control the zoning of the area.

Willoughby Council has been able to appeal against height increases at Centrium because they were the ones that set the zoning guidelines for the Thomas Street site.
the heigths for these are now 240m, 190m and 110m.
