LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

I don't think this thread or the NSW section is too bad in general though. You get the odd troll like this guy, but in general the discussion is fairly civil. He's a one off which is easier to avoid and just ignore. You you can't say the same about some other threads on the Ozscrapers section though..

Why? They are exceptional design.nothing else like em so cant compare them to another design.95% of people like them so the remaining 5% are minority and there opinions dont matter anyway.so yeh win win situation

Now that's a little unfair. Yes, some people do like to defy everyone else and criticise something for the sake of it, but for those who genuinely don't like the designs, that is their view, and it is just as valid as someone who loved them.

The SOH is a good example; at the time of building the media constantly harped on the cost to the point where the state government of the time panicked and made the errors that resulted in the building's current acoustic (and other) problems.
I notice that the Daily Telegraph has taken a negative view of just about everything in recent times. I assume it is aiming to attract a readership that is dissatisfied with all development and likes it's views to be reinforced by the media.

I know its asking alot, and the models may not fit, but any chance of a few pics of the skyline with the tallest and shortest towers swapped?
I agree the 3 should be in another order.but i thitthe shorty has to stay on hickson rd.no way yurd get a higher one.but ive said from start the tallest should swap with middle tower.that way its not eivalling crown.
Does anyone know as a rough timeline when these will be approved?
There is a fly in the ointment: the McInerney led group who have taken the Crown Hotel project to court over their idea of where it should be, which is back on Hickson Road which is where these Piano towers are planned to go.
Which I support.

They are only buildings, none of which are urgently required to be completed.

But getting the locations right will affect Sydney perhaps forever. Look at the Toaster apartments at East Circular Quay

The Barangaroo street fair is on tomorrow (Sunday) from 10.00AM to 3.00PM. I cannot make it but it should be well worth while dropping by for a visit.

Would a NIMBY consider this relevant?
Ever since Hill Thalis lost the contract for Barangaroo's design McInerney has campaigned against Barangaroo - see removal of hotel from water - and even though the hotel's current site is a direct consequence of his and his cohorts actions, he has a fire up his butt and tries every trick in the book to hinder the project's progress, not just Crown Tower but the whole Barangaroo project even though it is now more than half built.

How many decades should we wait to decide, how many investigations and how many plans are enough to finalise the 'best' site? It's partly due to nimby protest and partly due to government loss of gonads that Crown is where it is?

Come on! Don't be conned by the 'right site' argument. This is no last minute, hasty decision but one that has resulted from a small loud group arrogantly claiming they know best. Vested interest and bloodymindedness are at the core of this latest legal ploy just as it has been since Hill Thalis lost the contract. Thalis is the same Thalis who's now a CoS councillor & member of the Clover Club. McInerney was a founding member of the Clover Club until his retirement. These so called concerned citizens are seeking to confound progress and gain personal advantage.

Looks like the whole lot will be U/C at the same time

Will be MASSIVE
Plus International House's fraternal twin will probably kick off shortly.
