Barangaroo apartment sales next step for Lend Lease

LEND Lease is looking to start sales of the residential tower at Sydney's $6 billion Barangaroo South project within the next two years, after securing funding for the project.

Aside from the three office towers, casino and hotel, about 775 to 800 apartments are planned for the site. The apartments could have an asking price of $1 million-plus.

After lengthy talks, the group said that New South Wales government superannuants in First State Super and the Telstra Super fund would be direct financiers of the $2 billion Barangaroo South project.

The two funds are included in the syndicate with the Lend Lease-managed Australian Prime Property Fund Commercial that will take a combined $500 million stake in the construction of the development.

Advertisement The Canada Pension Plan Investment Board will invest $1 billion and Lend Lease will make up the remaining $500 million, funded by internal cash flow, not by shareholders.

Westpac, KPMG and Lend Lease are the confirmed anchor tenants for the first two office towers, at an average rental of $1000 a square metre, with about 20 per cent of the rent as incentives. It is speculated that accounting firm PwC could take out the anchor space for the 3rd tower.

people dont realise, barangaroos buildings balance the eastern edge of CBD which all range from 200m-270mRL. its just that buildings on eastern egde have a 30m height already and barangaroo have to get height the hard way from nearly sea level.
All that's left is to fill up the middle of the city with taller buildings ;)

I'd like to see a bit of variation in the residential towers. While the AS + GG renders look great, I don't know if I want them to have the same materials as Crown. It would diminish the individual qualities of Crown itself and make it look like two architects were commissioned for all of the Barangaroo South talls (1 x Crown + resi and RSH&P for International Towers).

Perhaps we can build on what looks to be the success of the vertical gardens at One Central Park? At the very least, assuming AS + GG or Wilkinson Eyre win Crown, it'd be good to see some residential towers with hard edges that are distinctive from International Towers and Crown. Perhaps we could keep KPF on for the resi? :lol:

If I was in a facetious mood, I'd suggest commissioning a Sydney architect (of Barangaroo criticism notoriety) for kitchen fitouts.

How about the two 'losing' architects get to design one of the apartment towers each?

But I think that could be done delibrately to ensure that the casino tower is the tower that stands out. They don't want the towers to have to compete with each other. Same approach as what they have done in designing the office towers.

The two apartment towers are the best thing in that photomontage and perhaps some of the most elegant designs we've seen for Barangaroo. The hotel looks like an upside down survival knife sheath.
it's good to see a lot of people already have nicknames for smith & gill's design. table knives, samurai swords, aeroplane wings etc. Our landmarks have always had nicknames. toaster, coat hanger... looks like destiny eh :lol:
With these designs, can we get any better than this? I think we have made it. :)

This development is finally getting serious with height and design.

Lucky it wasn't too late for the hotel and resi towers.

I hope they don't decide to keep the Southern Cove, it is too much of a physical barrier between Central Barangaroo and Barangaroo South.
^^ The cove seems to also cut down the size of the public square, which will hopefully be enlarged with its removal. It would be interesting to have a large Sydney square right on the water!
I think the cove needs to go. The podium wouldn't get enough space to fit in a casino if it stays? Just something like a pool like they illustrated in the renders along with a public square would be nice. Give people more space to admire the hotel :lol: We already have a northern cove anyways
I think the Cove will disappear regardless.
