Tallest tower earmarked for hotel

Forsyth Barr House, Christchurch's tallest office tower, is under offer to a developer who wants to convert it to a hotel.

Owners representative Peter Rae confirmed they had signed a conditional contract with a would-be buyer. He could not give details because of a confidentiality agreement.

Forsyth Barr to become a hotel

Christchurch's tallest office tower has been sold and will become a major hotel.

The damaged tower, Forsyth Barr House overlooking Victoria Square, has been sold in as-is condition.

Details of the buyer and price remain confidential. The Press has been told the buyer is a local property developer who will gut the existing structure and reconstruct it for an international hotel chain.

Peter Rae, spokesman for the consortium of 25 previous owners, confirmed the sale had been finalised. He did not wish to comment except to say it had been ''a long, drawn-out process''.

The consortium put the 17-storey, 70-metre high tower up for sale last year after banking an insurance payout for the damage. Their money has already gone north, with members of the group revealed this week as the buyers of a $45.75 million Auckland shopping mall.

The Christchurch Central Development Unit's (CCDU) had earmarked the Forsyth Barr site for the Performing Arts Precinct, but decided not to acquire it after insurers chose not to write off the building. The property has a rating valuation of just over $30 million, based on repaired value, with $3m of this land value.

As of yesterday the Christchurch City Council had not received any resource consent applications for the property.

A hotel industry source said the developer who has bought Forsyth Bar House had invited several hotel management companies to take a look at it. Real estate sources have said a 200-room, 4.5 or 5 star hotel could be created from the tower.

The building was designed by Warren and Mahoney and built as Robert Jones House in 1989.

It made international news when its stairway collapsed in the February 2011 earthquake, and office workers were photographed abseiling out of broken windows to safety.

I honestly would have thought we would hear something about a hotel operator selection by now. Wonder whats taking so long, after 3 years of inactivity on this building I'm starting to get impatient.
The latest I can find is from the first of October:

Some of the larger projects under construction are the 130-room Sofitel in Customs St, Auckland; a 73-room extension to Ibis Budget at Auckland Airport; the 130-room Sofitel, Wellington; a 270-room hotel for 165 Cashel St, Christchurch; a 200-room hotel for Victoria Square, Christchurch; a 100-room Novotel for New Plymouth; a 44-room Ramada Suites for Christchurch; a 40-room extension to Sudima Hotel in Christchurch; and the 130-room Distinction Hotel in Dunedin.

The Ibis Budget extension is scheduled for completion this year while the remainder of the hotel projects have openings next year - except for Victoria Square, Christchurch, which has a 2016 opening.

The Forsyth Barr Tower in Christchurch has been sold to a local consortium which is converting the building to a 4.5-star upscale hotel of about 200 rooms.

I'm pretty sure they are reffering to forsyth bsrr with the 2016 opening but really there are 3 hotels they could be talking about in the area. Which is pretty damn good for the area. My betting is that the new accor hotel facing victoria square as part of the convention centre will be a sofitel or a sofitel so and I bet forsyth barr will be operated by intercontinental who have expressed interest in the past about coming back here. And I'd say 2017 at the earliest for the copthorne.

Forsyth Barr isn't looking too good right now so its repair would definitely make the area look better and maybe get some confidence back in armagh st.

Forsyth Barr building to become Crowne Plaza Hotel

Christchurch's old Forsyth Barr building is to become the new Crowne Plaza Hotel.

The hotel chain has confirmed it has signed a deal with the building's owners to convert the quake-damaged 19-storey office tower, opposite Victoria Square, into a 200-room hotel with restaurants and a bar.

It will open next year.

The old five-star 297-room Crowne Plaza Hotel on the other side of Victoria Square was demolished in 2012. The replacement will be the third Crowne Plaza in New Zealand for the chain, which is part of the global InterContinental Hotel Group (IHG).

Matthew Tripolone of IHG said they were proud to be part of the revival of Christchurch and the deal signalled their confidence in and commitment to the city.

With five suites, 195 guest rooms, two restaurants, a bar, fitness centre, and function rooms, the new Crowne Plaza will be aimed at business and leisure travellers.

It will be the central city's biggest hotel, pushing the 171-room Rendezvous into second place.

The Forsyth Barr building's owners, local investors and developers MC Christchurch Holdings, bought the property earlier this year from an investment group who had offered it for sale as-is-where is after taking a large insurance payout.

Really awesome news. Hopefully this gives the land owners across the road on Armagh Street and Oxford Tce some confidence to start their developments. It will be weird getting used to calling it the Crowne Plaza Hotel rather than the Forsyth Barr building.
When I saw this photo I thought they were going to convert the old Rydges hotel on Oxford tce into the new Crowne Plaza as the story does not mention anything about the Forsyth Barr House:

The InterContinental Hotels Group (IHG) will renew its presence in Christchurch in 2015, signing an management agreement to develop a 200-room Crowne Plaza hotel in the city, making it the group’s sixth property in the country.

The Crowne Plaza Christchurch, the third Crowne Plaza in New Zealand, will be one of the tallest buildings in the city and located in its CBD, across from the new build Christchurch Convention Centre, slated to open in 2017.

The 195-guest room hotel will feature 5 suites, function spaces and a variety of food and beverage options throughout the property to cater to both business and leisure travellers.

“Tourism is one of the 20 high priority projects outlined in the Economic Recovery Programme for Greater Christchurch, and we are proud to be part of the city’s economic revival," IHG head of development Australasia, Matthew Tripolone said.

"When the new Crowne Plaza Christchurch opens its doors in 2015, IHG will once again have a presence in every major market in New Zealand, and we are confident of our long-term growth in the region."

The former Crowne Plaza hotel in a different location in Christchurch was forced to be demolished in 2012 after suffering severe damage in the 2011 Chirstchurch earthquake.

Pretty sure the stuff one said 2015 as well.
Hmm...it looks like they have changed it to 2016 in The Press article. It did say "It will open next year." in the original article, now it has changed to "It will open in 2016."

I'm really happy Crown Plaza is going in the Forsyth Barr building, another hotel coming back into the CBD is always a positive sign. And with the refit of Hotel So (All Seasons) on Cashel street, we will see a rather large increase in hotel rooms over the next 2 years especially.
Just got to get Rydges and Millenium fixed up as well. Four years on and still no agreement with repairs for the latter one not underway it must be under- insured dispute so as not enough payout to cover all the cost of the repairs they should just bite the bullet and finance the repairs and get their hotels back open to create some income off their properties again.

I think Rydges must have sorted it out if they are working on it again, but in the case of the millenium they have to get insurance signed off or the entire building isn't insured. And I think its damage is worse than rydges or forsyth barr's.

Thinking about Forsyth Barr though, I wonder what the alterations at the top include? Hopefully they'll release some renders soon.

That is so obvious that I doubt they would bother putting it in the article.
Here's some photos showing the whole building. I'm just happy that they aren't demolishing it, it would just be another empty site to be replaced in the future by a 2 story building :eek:hno:

I think it is a perfect location to have a hotel, it will have a stunning outlook over Victoria Square and the rest of the city. Especially cool as the old Crowne Plaza was also looking over Victoria Square from the other side. I read in the article that it will be the biggest hotel in the city with 200 rooms, does anyone know what the biggest hotel was pre-earthquakes? I guess it would be the Grand Chancellor?
