This mixed used development will be situated on a 11-acre site by the La Cienega/Jefferson station. It'll feature a single high rise and multiple podium-style buildings for residential, office, and retail use.

Features (still subject to change)
- 1,218 residential units (1,900,000 sq ft)
- 300,000 sq ft of commercial space
- 200,000 sq ft of office space
- Highrise will be 30 floors and 320 ft
- 2,371 parking spaces for cars
- 1,500 parking spaces for bicycles

I commute to the La Cienega/Jefferson station every weekday morning and it was hard not to notice the huge construction site. I became curious, took some photos, and decided to look up what was being built. Below are some photos I've taken

18 October 2017 - The former MRad architecture is the last building standing on the construction site.

Welcome and thanks for the very interesting post!

This area has been talked about for large developments for some years now. It will be good to see some of it actually starting. Hopefully even some nice design.

But one question to a local commuter: I go this way occasionally to LAX or Inglewood and traffic is very poor south of the 10 around Rodeo, Jefferson, etc. Is this going to come to a complete stop when these projects are complete? Even the Expo Line only mitigates a small amount of the east/west traffic and none of the north/south traffic. And it seems obvious that everything surrounding this spot is going to grow (Inglewood, Playa Vista, Venice, Culver City, Crenshaw, etc.).

So I did just a bit of sleuthing on Carmel Partners website, and sure enough they have a brand new set of renders out for "Cumulus"! From the page for Cumulus on the Carmel Partners website (sorry about the size!):








There are plenty more renders of the project at the link above. Personally, I love this!! This developments one of the nicest TODs around the Expo Line in development in my opinion, and knowing Carmel Partners previous work (Atelier in DTLA, 8th and Grand etc.) I have no doubt this will turn out fantastically. Here's hoping we see more action on the lot soon besides the site prep :cheers:
I think the first set of pictures have to grow and the second set shrink! :lol:

It does have a nice scale to it and a look like it is made for living in rather than a luxury showpiece which, say DT or Century City are fixated on.

Following months of site preparation, San Francisco-based developer Carmel Partners has started laying rebar to support the 11-acre Cumulus project next to La Cienega/Jefferson Station.

The development site, once the site of a radio broadcast facility, is slated for the construction of a seven-story building and a 30-story tower that will create a combined 1,210 apartments and 100,000 square feet of commercial space.

The bulk of the project's residential units will be situated in the squat mid-rise structure - designed by TCA Architects - which will front La Cienega and Jefferson Boulevards. Plans call for a total of 910 apartments in addition amenities and ground-floor retail and restaurant space.

The remaining 300 apartments will be located in a tower toward the northeast perimeter of the site, a 320-foot-tall structure that is being designed by Solomon Cordwell Buenz.

Multi-use buildings are set to wrap around a one-acre internal park, designed by Studio MLA.

I like the development. But I'm still interested in what the city plans to do about traffic mitigation. This area is going to need an underpass or some other creative work to keep it from becoming gridlock from 7AM to 10PM.

Maybe send the Inglewood monorail up here? :lol:
It will already have rail station access and is less than 3/4 mile to the freeway (almost as good of a situation to be in as Pershing Square. This spot would be pretty ideal for anyone working in Santa Monica or USC area.

The rail access is east/west and the freeways are near the intersection of the 10 and 405 which is not good about 16 hours a day and doesn't help you get to midtown.

The biggest problem is that La Cienega is the principle route from LAX to midtown and the main route through the Baldwin Hills; when it hits Rodeo, Jefferson, etc., it jams up most of the day, sometimes literally from Manchester to the 10.

LAX, Inglewood, Culver City, Mid-Wilshire, Beverly Center, etc., are booming with new construction, which will just add to the problem.
The county will let La Cienega jam up. They've let it jam up so far, so 1,210 more units on a block (likely with commuters that will choose to drive rather than take the Expo Line) will barely be a dent in the sigalert data (more like a scratch).

Plus 100k commercial space. Unfortunately the block they are on is very close to the station so it holds up anybody that is headed there from the south. Plus their is 100k s/f of commercial space (fortunately reduced from the original plan of 500k).
Even if traffic conditions (involving congestion) were more ideal, 500k still would've been quite much given the current population demands of the immediate area. Even 100k will take some time to occupy. Finishing up Hauser Blvd down to Rodeo Rd might've helped local traffic, but given the current street grid, there's little to be done without getting expensively creative (or even invasive to the current homes and state/local park land).

Work is well underway at the Cumulus development in West Adams, with the concrete podium for the tower already several levels above ground.

San Francisco-based developer Carmel Partners is behind the behemoth complex, which sits on an 11-acre site that was once occupied by Cumulus Media's radio broadcast facility. The project will consist of a combined 1,210 apartments and 100,000 square feet of commercial space divided between two separate buildings.

A podium-type mid-rise structure fronting La Cienega and Jefferson Boulevards is being designed by TCA Architects. It will house a majority of the project's residential units - a total of 910 apartments - as well as amenities, and ground-floor retail and restaurant space.

The second building is a 30-story tower being designed by Chicago-based firm Solomon Cordwell Buenz. It will hold the remaining 300 apartments atop a parking podium and additional amenities.

1,210 apartments!! Man, if you built like a 100 of these throughout LA County, and put them around stops of the Expo, Green, Blue and Gold lines... we'd start to take a REAL bite out of L.A.'s housing crisis :cheers:

Culver City or West Adams District, LA?
Google maps has the property in LA city limits.

Great Video. Amazing views for residents.
Technically LA, but probably more helpful to call it Culver City.

But you probably shouldn't pay attention to me since I don't believe this is the West Adams Dist., which ends way east of there. This is new bureaucratic nomenclature, like calling Washington Blvd. in DTLA "South LA".
