Any official announcement of JRL alignment will certainly boost the land value around the stations. So if the developer is confident about getting the alignment right, then there will be no rush to launch unless cash flow is tight.
Developers need to sell all residential units in their projects within a certain time from being awarded the land, otherwise they have to pay hefty levies to the government.

Yes. Its ABSD and QC. ABSD will kick in after 5 years from contractual date of the land sales and QC is 2 years after TOP.

For this site, the land was awarded last year while LTA is most likely to make the JRL alignment announcement this year. If the developer time is right, they could easily make an additional $50-100psf profit.

Balloting will be conducted this weekend after 2 weekends of preview, ahead of any possible announcement of JRL. On the other hand with the aggressive marketing these few days despite the lack of other launches, seems that the developer is intending to launch all units at once.

From the size of the tent they have put up i would expect a very good turn out this weekend.

They have catered to a capacity of 1,000 within the tent. No parking allowed. On the other hand developer has within the past week activated their own sales team to market the development. Looks like they are hoping for a sell out. Otherwise after JRL annoucement it may not be so easy to sell.

Jurong Region Line, Singapore's 7th MRT line, to open in three phases from 2026

SINGAPORE - The Jurong Region Line (JRL), which will serve residents in Choa Chu Kang, Boon Lay and future developments in the Tengah area, will have 24 stations and open in three phases starting from 2026.

The 24km-line, which will be above ground entirely, will also link up to the North-South Line at Choa Chu Kang and the East-West Line at Boon Lay.

Details of the island's seventh MRT line were announced on Wednesday (May 9) by Transport Minister Khaw Boon Wan, who said the JRL will improve the resilience of the entire MRT network.
Looks like Twin Vew buyers will be missing out on the 2027 opening... probably they will have to wait until much later, probably 2031?
By then only 84 yr lease remaining.

I drive by and take a video, massive PPVC project, similiar with Clementi Canopy, the site is very neat and upkeep standard, from the outside it appear that will complete in less than a year, not sure how is the sale status of the project, there is another PPVC project beside by CDL is also coming up, good to see so many high rise at west and ride on the wind of jurong area development.:lol::lol::lol:
