'De Centrum 1st phase completed by 2015'

KAJANG: Protasco Development Sdn Bhd expects its first phase of De Centrum project to be completed by end 2015.

With gross development value (GDV) of RM239 million, the first phase will feature a 20-storey low density serviced apartment tower, a three-storey retail mall and shops, a eight-storey above ground car park and a 12-floor small office home office (SOHO) tower located next to the Infrastructure University Kuala Lumpur.

Sizes for the serviced apartments will be between 574 sq ft and 1,023 sq ftand the SOHO units between 447 sq ft and 768 sq ft.

"We will keep the retail mall for ourselves and engage a retail manager to manage our retail mall. That is for recurring income purposes," said Protasco Development Director Kenny Chong Ther Nen.

He said the shops will be sold out while the SOHO and serviced apartments already had a booking rate of 30 per cent.

"We expect all the units will be taken up by middle of next year," he said during a press conference after unveiling the mixed development project here today.

The project is developed by De Centrum Development Sdn Bhd, a unit under Protasco Development, which in turn is the property development arm of Protasco Bhd.

Chong said the company has also started designing the second phase of De Centrum and expected the construction start by mid 2015.

He added the residential units in phase one have been priced from RM213,000to RM515,000 and would come with a car park bay.

The three-storey retail mall and shops with gross lettable area of approximately 155,000 sq ft will also provide community-oriented amenities.

Sitting on an 1.84-hectare land, the whole development would be completed in a span of 15 years, Chong said.

De Centrum is the second phase of the De Centrum City Masterplan which promises a 40ha urban development that cover residential, commercial,entertainment and retail components. The first phase of the masterplan was launched in 2007 with Unipark Condominium which received a strong response. -- Bernama

Protasco unveils 2nd phase of De Centrum City project


SERDANG: Protasco Bhd launched its De Centrum project yesterday,which is part of its RM6 billion De Centrum City integrated property development project.

De Centrum is the second phase of the De Centrum City project. In the first phase, the company had launched the Unipark condominiums in 2007.

Protasco managing director Datuk Chong Ket Pen said at present, the company derives 65 per cent of its revenue from construction activities while the remaining 35 per cent from properties.

"We hope to equal that ratio to 50:50, to diversify our income as part of the trend right now, where construction companies venture into property development. We have sold all the shops, 100 per cent and 30 per cent of the residence properties," Chong told newsmen at its sales gallery here yesterday.
De Centrum City is Protasco's largest project to date.

The ten year project is carried out by De Centrum Development Sdn Bhd which is a wholly-owned unit of Protasco Development Sdn Bhd, the property arm of Protasco.

Located in the heart of southern Kuala Lumpur as part of the Greater Kuala Lumpur, the new integrated residential and commercial arm features a 20-floor serviced apartment tower, a three-storey retail mall and shops, an eight-storey above ground car park, a 12-floor Soho (small office home office) tower and located next to the Infrastructure University Kuala Lumpur.

The 40.4ha site which is situated next to Universiti Tenaga Nasional will also comprise of one block of 320 units of serviced apartments and 192 units of Soho with built up areas of between 574sq ft and 1,022 sq ft and 4467 sq ft and 768 sq ft respectively.

It is strategically located at the intersection of the North South Highway and the South Klang Valley Expressway (Silk) and close to the future Mass Rapid Transit project.

Prices will range between RM213,000 and RM515,000 for the various units.

Protasco's past projects include the dual carriageway bridge over the Kuala Selangor river, the upgrading and rehabilitation work of the 70km Malacca-Muar-Alor Gajah-Simpang Empat road and the Al-Azim mosque interchange in Malacca.

Chong said that De Centrum, the newly launched mixed development in Kajang with gross development value (GDV) of RM240mil, would be completed in 2015.

A portion of the revenue was expected to be recognised this year from the completion of the first phase of the project.

The first phase features a 20-storey, low-density serviced apartment tower, a three-storey retail mall and shops, an eight-storey above ground carpark and a 12-floor small office, home office tower located near Kajang.

“Property business will contribute over 10% to our revenue,” he said, adding that the second phase of De Centrum, with GDV of RM400mil, would be launched by the middle of next year.

“If the second phase sales are encouraging, we will start the third phase,” Chong said.
