Desaru

Desaru is a beach and resort area in Johor, Malaysia. It is located approximately 88 kilometers east of Johor Bahru, on the South China Sea. It is a very popular weekend escape for residents of Singapore who come to enjoy the attractive 25 km stretch of beaches and splendid golf courses. The Desaru Golf & Country Resort is a popular establishment here.

Located near this beach is a town, Bandar Penawar, at which there are various Malaysian boarding schools including Sekolah Menengah Sains Kota Tinggi, Sekolah Sukan Bandar Penawar and Sekolah Menengah Kebangsaan Agama Bandar Penawar.

When completed in early 2010 (est.), the Senai-Desaru Expressway will connect Desaru to Johor Bahru in 45 minutes, compared to the present two hours.

UEM Land plans residential resort in Desaru
Published: 2012/06/11
http://www.btimes.com.my/Current_News/BTIMES/articles/20120611210709/Article/index_html

UEM Land Holdings Bhd has proposed to develop a high-end residential resort surrounding two golf courses in Desaru, Johor, and a beach club to cater to the residents.

The project will be undertaken in collaboration with wholly-owned subsidiaries of Desaru Development Holdings One Sdn Bhd (DH1), a subsidiary of Desaru Development Corporation Sdn Bhd (DDC).

"The proposed development will be undertaken via 51 per cent-owned subsidiaries of UEM Land (Dev Cos)," CIMB Investment Bank Bhd said said in a
filing on behalf of UEM Land with Bursa Malaysia today.

The proposed development will be undertaken in respect of land parcels to be acquired by Dev Cos with an aggregate gross area of approximately 678.70 acres (274.7 hectares) and at a purchase consideration of RM485.3 million.

"The proposal is in line with the UEM Land Group’s continuous effort in sourcing new land bank and property development opportunities to improve and
sustain its long-term earnings growth," the investment bank said.

Desaru is expected to be earmarked as the leisure and tourism region for Johor, offering an integrated resort lifestyle experience with world-class
leisure and tourism accommodation, entertainment and attraction.

Such development of Desaru as an international tourist destination will be spearheaded by Khazanah Nasional Bhd via DDC.

Khazanah’s masterplan for Desaru involves the proposed development of international hotels with renowned operators such as Aman Resorts, Sheraton and the Datai, two world championship golf courses designed by distinguished golfers, Ernie Els and Vijay Singh (i.e. South Course and North Course), convention centre, themed attraction parks as well as other commercial and
retail components.

The recent completion of the final 27-km highway stretch of the Senai-Desaru Expressway in June 2011, which now allows for reduced travel time
between Johor Baru and Desaru, is expected to act as a catalyst for the development in the area.

Based on the UEM Land Group’s preliminary feasibility and concept plans for the project, the proposed development is estimated to have a gross development value of approximately RM5.4 billion and is expected to contribute positively to
its future earnings the group.

Subject to the necessary development approvals being obtained, the UEM Land Group targets to commence the proposed development by 2013 with completion of the final phase within 20 years thereof.

I think Pinewood studios, Legoland and Hello Kitty world should have been built close to Desaru, where there are already quite a few family resorts available.

With the huge oil refinery going to be built closeby, Desaru's air won't be as nice as before.
I was there with my family six years ago. We found Desaru very boring and we went on to Singapore after staying there in a five-star hotel (don't remember the name of the hotel) for one night. The hotel was quite nice but the town has little to offer. Perhaps, Desaru has changed after these years.
If only the state government got their act together after all these years! Why would the singaporeans not go when they tired of sentosa and the east coat beaches!Such a shame and wasted golden opportunity!
Desaru Coast GDV expected to hit RM5b

2 NOV 2012

KHAZANAH Nasional Bhd's resorts and hotels invest-ment arm Destination Resorts and Hotels Sdn Bhd (DRH) expects Phase One of its Desaru Coast project in Johor to generate a gross development value of RM5 billion.

The first phase is expected to be completed in 2015, Desaru Development Holdings One Sdn Bhd (DH1) chief executive Muhd Firdaus Azharuddin said.

The project, located on a 728.43ha site, is being developed by DH1 and is currently one tenth complete, Muhd Firdaus added.

Phase One will feature four components - Datai Langkawi, Sheraton Resort and Plantation Hotel, the Riverwalk (retail, food and beverage entertainment waterfront lifestyle village) and a hospitality, tourism and culinary school.

"Two water theme parks - Ocean Quest and Ocean Splash, which are in partnership with Themed Attractions and Resorts Sdn Bhd, will also be part of the phase, together with a convention centre, two golf courses as well as prime golf residences developed by UEM Land Holdings Bhd.

DH1 is the vehicle of Desaru Development Corp, a joint-venture between Bagan Cerah Sdn Bhd and Perbadanan Darul Takzim with a shareholding of 70:30 per cent respectively.

Desaru Coast, which spans over 1578.27ha along a 17km beachfront, is strategically located on the east coast of Johor and offers ease of connectivity to Singapore and Indonesia via air, land or sea.

Muhd Firdaus said the luxury destination resort will be developed in three phases. Phase 2 and phase 3 of the development are still being discussed.

Meanwhile, DRH managing director Mohd Nadziruddin Mohd Basri said Desaru Coast is expected to attract one million visitors per annum and create over 3,500 employment within the first five years.

He added that the region's first integrated luxury destination will not only complement other developments in Johor, but also stimulate various developments of trade and homegrown businesses and new townships.

"The resort will set new standards in the industry with the objective to boost tourist arrivals, extend the length of their stay and eventually increase tourist receipts," he said.

Mohd Nadziruddin said RM600 million was obtained from Malayan Banking Bhd to part-finance Phase One of the project. Khazanah will also put in a seed capital for the development.

"On each level of the project, there are joint-venture companies and subsidiaries. There will be bank borrowings as well," he added.

Khazanah’s RM5bil project set to transform Desaru

--------------------------------------------------------------------------

Big plan: (from right) Themed Attractions and Resorts managing director and CEO Tunku Datuk Ahmad Burhanuddin, Firdaus and Nadziruddin explaining the Desaru Coast project to media representatives

KUALA LUMPUR: Destination Resorts and Hotels (DRH), an entity set up by Khazanah Nasional Bhd, got the cogwheels churning to change the face of Desaru, starting with its Desaru Coast Phase 1 carrying a gross development value of RM5bil.

DRH managing director Nadziruddin Basri said the first phase, covering 1,800 acres, was targeted to be completed in 2015 but its various components would be opened as and when they were ready.

“It is important to have Phase 1 come together at the same time. The idea is to stagger the project launches but have all ready in 2015.

“As for Phase 2 and 3 which are north and south of Phase 1, we have not done the details but the projects within them will be high-end tourism-focused,” he said at a briefing. “We want to raise the tourism industry in Malaysia by a few notches.”

DRH’s operational vehicle Desaru Development Holdings One *Sdn Bhd (DDH1) chief executive Firdaus Azharuddin said Phase 2 and 3 had not been finalised because tourism planning was not easy as consumer trends changed quickly.

“For us to tell you what we plan to build and when to complete exactly, we would be lying to ourselves. We have the land bank and we’ve put in key attractions in Phase 1 that we think will bring in the tourists.”

He said the remaining phases would be developed based on market demand.

Firdaus said DRH had the capability to expand outside the boundaries of Phase 1 and the infrastructure would also be ready for Phase 2 and 3 when the time came.

Phase 1 is 80% greenfield, with 15% pockets of land left for future development.

For this 15%, Firdaus said DDH1 was opening it up to other developers but whatever they brought into the area must add value to the luxury travel theme.

“We are also looking for private companies to come in and take equity ownerships in the resorts or projects we have under Phase 1 (after they are developed),” he said.

To date, there are four premium resorts featured in Phase 1 including Aman Country Club and Aman Villas, Datai Desaru under the Datai Langkawi brand, Sheraton Resort and Plantation Hotel.

Plantation Hotel will be linked to Themed Attractions and Resorts Sdn Bhd’s two immersive water parks, Ocean Quest and Ocean Splash. The hotel will feature rooms and a dining area connected to the aquarium, giving an underwater atmosphere.

DRH will partner Themed Attractions and Resorts, another wholly-owned unit of Khazanah, to package services to tourists.

Other facilities available are a convention centre, golf courses, a man-made salt water river and a culinary and hospitality school.

Desaru Coast Phase 1 will also include residential development under a joint venture with UEM Land Bhd. DRH targets to have 3,000 to 4,000 mixed residential units.

Nadziruddin added that hotels and operators in Phase 1 were expected to break even two or three years after they begun operations.

The whole Desaru Coast development, stretching 17km over 3,900 acres, is estimated to take 15 to 20 years to be completed.

I went to Desaru some eight years ago. It was an unpleasant trip as it had very little to offer. The hotel I stayed was probably this and it was quite alright. I gave it 3-4 stars.
