Earthworks have started on this twin tower 676 apartment development on the north side of Marvel Stadium. A Grollo/GIC development, with Hacer having the build. I've used Dean's height figures (post 2109 in the Docklands Stadium Precinct thread).

Twin towers to be built next to Marvel Stadium

Twin towers up to 100m high will soar above AFL-owned Marvel Stadium after winning state government approval. A $230 million development that will see 676 new homes and more than 3000 sqm of retail space built besides Melbourne’s second biggest stadium will transform a prominent Docklands site.

The Herald Sun can reveal Planning Minister Richard Wynne has called in and approved plans for the 30 and 28 storey towers on a parcel of land once earmarked for the AFL’s own development.

The revamp will build a new connection between La Trobe Street and Marvel Stadium’s concourse and a function space that could be used for events such as the Brownlow Medal ceremony.

Residents of build-to-rent apartments in the towers will access lounges, a pool, gym, games room, private cinema, pet centre, work hub and an outdoor terrace.

The development will overshadow parts of the stadium, though the AFL does not believe it will have a negative impact on the playing surface.

Mr Wynne said the development would reinvigorate the area.

“This project will help create more living options for people within the Melbourne CBD, with 676 new residential homes designed to be held for long-term rentals,’’ he said.

“It will also boost urban renewal around Docklands, with high-quality architecture and design standards.”

The prime land, next to the stadium concourse and facing gate seven, is a key part of Docklands redevelopment plans.

The AFL previously placed a deposit on the land and intended to buy it last year to add green space to its Marvel Stadium redevelopment plans.

But when the COVID-19 pandemic struck and the AFL had to sure up finances, the land was sold to developer GFM investment Management Limited for about $60 million.

About 1000 jobs are expected to be created by construction of the “Home Docklands” development.

Home head Christian Grahame predicted it would spark a “revitalisation of the precinct’’.

“Home Docklands will deliver state-of-the-art on-site amenity, hotel-style services and an array of bespoke events for its community,’’ he said.

A three storey podium will include shops, cafes, a BBQ pavilion, yoga and sundeck, group fitness room, steam and sauna.

The AFL has an option to access significant multipurpose space on the concourse level of the development, with direct access to Marvel Stadium.

AFL spokesman Jay Allen said the league backed the tower plan, in line with its own plans to activate the area year-round.

“The AFL’s vision is to make the Marvel Stadium precinct one of the best sports and entertainment destinations in the world and is fully supportive of any development that will attract more people to the precinct,’’ he said.

The development will have electric vehicle charging stations, parking for 136 cars, six motorcycles and 421 bikes.
