Construction to begin Q3 2016. Would love to see this happen.

If it takes place, should we expect a 2019 opening?
Well..........

We expect the property purchase to be completed by Q3 2016. Demo of the existing CC should begin Q3/Q4, likely Q4, of 2016.

Demo should take a long time. Look at the JW Marriott site; it is taking more than 6 months. Some of us have discussed this and we think demo of the CC will easily be more than 6 months, but less than one year. The good news is that after demo, there should be little excavation required due to the depth of the current hole.

It is reasonable to think that "construction" may not begin until 2018; hopefully late 2017, but that doesn't seem feasible. A 2019 opening is difficult to believe, but possible if construction begins in 2017

Still waiting on specifics since so many parties are involved. Safe to say 505 will be finished and open before this really starts going. They will have at least a year for demolition. I say by 2020 this may be complete.

This appears to be dead since Emery and Oliver McMillian cannot secure the other $200,000,000 that they need. They have half and that is not gong to cut it. They just pay one extension after another.

'have not yet secured' is in no way the same as "cannot secure." I have no inside knowledge of this project at all, but simple common sense would suggest that if they've already secured $200 million, and are paying to extend their deadline, that things are on the right track. No?

Press conference held Monday to announce contributions to the NMAAM (National Museum of African American Music). The city of Nashville is contributing $10 million, while the state is contributing $2 million.

Of note, some news reporting outlets mentioned that construction would begin later this summer and the NMAAM will open in 2018

I was not saying this is definitely not happening, but Nashville is building so many residential units now, the absorption rate must be getting to the saturation point as local media are reporting a slowdown in consumption.

The Buckingham is delayed now according to media reports. (so much for me moving to the Gulch)

So it is probably best to take a wait and see approach to these large developments. So the sky is not falling as LA suggested, just a bit windy at the moment.

From last year, Emery stated that they would extend the contract through June 30. If this deadline passes or if there is another extension,,,,,,,THEN I would be worried. NMAAM talks about opening in 2018 ..... that seems feasible if demo starts by late summer or early fall because the NMAAM will not be in one of the towers. Apartment absorption is slowing, that is true and The Sobro and 505 will both come online before this

Maybe this will go condo. Maybe there is an anchor tenant for the office tower. We don't know and all we can do is wait. But, to date, all has gone exactly as info released has stated and all tidbits, rumors, etc have been positive

Developers state that they now have equity to move forward with this project, but still need to purchase the land and construction postponed.

The developers pursuing a $400 million overhaul of downtown Nashville's most pivotal and prominent site say they have secured all the investor funding they need to finance their skyline-altering project.

That said, the developers also expect to postpone construction by as much as six months.

Lots of untapped potential although I cannot vouch for that number in the article, but I'm sure it's relatively small compared to peers. Keep in mind that there is a lot of retail in the ring around the compact downtown. Sadly, every building that housed Nashville's downtown department stores was demolished, save two old 1930s and 1950s Sears stores and a small portion of one of downtown's "Big 4" which is a standalone historic building. Of course, that does not include food/drink/entertainment which has quintupled in the past five years. Naturally retail lags "rooftops", but there are four developments with sizable retail components. The twin-towered NCI development at the river's end of Broadway at Second Avenue will contain 70,000 sq.ft. And I believe the requirements for the new lots sold by the city to developers on Rolling Mill Hill will include retail. The new Endeavor project will have a grocery store. I expect a district of boutiques catering to the convention crowd will be on tap very soon. I'd expect that to go just south of the Music City Center. So it's hard to say what will constitute the retail component downtown in three years, but with this project and others, it will very likely double, if not triple. Even with 600,000-700,000 sq.ft., that would still be a scant amount of retail for a downtown of a city this size. Safe to say there will be lots more in the coming five to ten years.

uhhh, that article is from November of last year...

Thursday night Fifth + Broadway held a kick off event for real estate brokers and leaders at the old convention center (the Fifth + Broadway site). Oliver and Emery were both present
