At 11 Hoyt Street, YIMBY revealed conceptual designs of a redeveloped mixed-use property when the site was still up for grabs. The five-story garage comes with 584,000 square feet of air rights, and will more than likely be demolished. YIMBY revealed additional redevelopment designs back in June during the site’s competition.

477 condos being planned at 11 Hoyt. The store will receive a 10 story office addition.

The developer is seeking $376 million in financing to build 477 condos next to the Macy’s department store, according to Commercial Mortgage Alert. Tishman wants a floating-rate loan with a five-year term including options to extend. Its leverage is around 55 percent, pegging the development’s total cost at $685 million.

The condo development would also feature 41,000 square feet of retail space, approximately 55,000 square feet of indoor and outdoor amenities and 150 parking spaces. Tishman is shooting for a total sellout of $1,760 per square foot, CMA reported, citing an unnamed source.

What a Waste

What a waste of a beautiful site. Developers have no imagination. This building will have no retail, no office space and will be closed off at street level.The site was so promising its sad to see such a missed opportunity for something great.

If you would have done some quick research you would know this is a counterpart to the redevelopment of The Macys Store, which will be an office building with retail.

Sales for the tower have launched, and it is being marketed as 57 floors.

If you would have done some quick research you would know this is a counterpart to the redevelopment of The Macys Store, which will be an office building with retail.
It still doesn't change the fact it's a gloried 1970s concrete box with some chunks sticking out. Something so much more could have been imagined for such an important location and redevelopment.
