33-Story Rental Tower, Mixed-Use Garage Headed to NoSoPa

In the span of only about six years, the corner of Ninth and Grand in North South Park has turned from desolate to vibrant, thanks to the Market Lofts, a Ralphs grocery store, and a slew of adjoining restaurants and retail, with work now accelerating on the Embassy Hotel conversion and two mixed-use towers (Eighth and Hope and Onni) sprouting nearby. Now add a third tower to that list: ground breaks soon on 888 South Hope, a 33-story, 526-unit residential tower and adjacent six-story mixed-use parking garage with retail at the bottom and "rooftop amenities" on top, according to Brigham Yen.

The CIM Group project will fill in the last remaining surface parking lot in the immediate vicinity. Neighbors have already received reports that work is beginning on the garage this week, with tower work to follow.

I think, by and large, the Curbed editors are being tongue-in-cheek and more than just a bit disparaging when they use such terms.

I don't think so. They have NY envy and want to emulate their mannerisms and eventually get to work there. They want to talk about the "Eastside" which is actually not cool in LA so they renamed Silver Lake and adjacent the Eastside.

A former associate editor for Curbed started the NoSoPa thing as a joke last year. A couple of the other writers keep it going, although she has since moved on from the job.

Yeah, coming from Curbed, that kind of realtorspeak is usually tongue in cheek...except when it conveniently shortens terms like "Meatpacking District".

New Renderings Reveal Lots of Ped-Friendly Retail Coming to 888 S Hope in Downtown LA



t’s been three months since construction first began on the parking structure that will be attached to the new and exciting 888 S Hope, a brand new 33-story residential tower about to break ground later this year in burgeoning South Park. Being developed by LA-based CIM Group, new renderings from RTKL — the architect firm designing the project — show lots of retail space on the ground floor of both the parking structure and the tower itself. As you can see in the renderings (above and below), ample retail space will face Hope Street and wrap around the tower along 9th Street bordering the upcoming boutique Empire Hotel.

The auto-oriented driveway for the parking structure is supposed to be placed on Hope Street adjacent to the tower, but with so much retail, the entire project will still act as a strong pedestrian connection between South Park and the Financial District working in concert with the Market Lofts and the brand new 8th and Hope tower across the street. The parking structure is scheduled for completion in summer 2015 and the tower is slated to break ground this fall 2014 (possibly in late September) finishing up in 2016.

Very elegant and appropriate. I would love 10 more of these in Downtown. Also, the garage looks great too and we desperately need the retail space

There's a temporary plus side to the retail being in the garage this time, but it will have to be torn down in the future if the owner wishes for the lot to be redeveloped into a more functional structure.
