Construction on Dubai’s SKAI to Start in September 2014



Construction on Suites in the SKAI, a four-star hotel development by Dubai-based real estate investment company SKAI Holdings, will commence in September 2014. The tower project to be erected at Dubai's Jumeirah Village Circle is worth an estimated $367 million.

In an official statement to the press, the company has announced that it has already secured $252 million in sales for planned property. That is over 75% of the property sold out in off-plan sales.

SKAI Holdings officially launched the project in June 2014 and has already sold all available hotel rooms and serviced apartments in the 60-story tower. The remaining areas, such as the food and beverage outlets, meeting rooms, spa, and retail will be retained by the developer.

China State Construction Engineering Corporation (CSCEC) Middle East is the main contractor on this project, while Atkins is performing lead architectural design and engineering. Tokyo-based Nao Taniyama will design the interiors and Australia’s TOPO Design Studio will do the landscaping for the project.

Suites in the SKAI will be another contemporary addition to the United Arab Emirates’ (UAE) hospitality sector. It will comprise 234 hotel rooms, another 234 one-and-two bedroom apartments, and 33 penthouses. The 117 one-bedroom hotel apartments will each feature an outdoor sky garden and Jacuzzi, while the remaining two-bedroom apartments each include an 18 square-foot (1.7 square-meter) swimming pool.

The penthouses located on the upper floors will offer four-bedrooms and 225 feet (69 meters) of frontage. Each will include a sky garden, a full-size outdoor swimming pool, and Jacuzzi accommodating up to eight people.

The project will also include amenities such as five dining venues, a lobby café, pool bar and grill, sports bar, a rooftop Chinese restaurant, a gymnasium, fitness center, sauna, steam room, and boutique spa. The tower will also include 1,580 square meters of retail space, a five-level podium car park, meeting facilities, kids club, and a putting green.

A unique feature of this project is a tri-star wing structure, which allows for each room and apartment to incorporate a landscaped garden. Conceptualized in-house by architect Nabil Akiki, CEO of Real Estate Development, SKAI Holdings has filed a patent for the distinctive design.

Ceiling height of every floor is huge since:

A total of 271 swimming pools combine to produce a water surface area of two acres, and deep soil beds in every apartment allow trees to grow at 888 feet.

There is 3 more projects in Dubai that are already U/C with unknown height which is dangerously close to 300m so expect more Dubai surprise guys :cheers:

According to the project's official website it is going to be 888 feet tall. That only 270 m.
According to the official website trees will grow on its last floor with a skygarden which will be on 270m (888 feet) .. you neglected the ceiling height of the last floors and that huge roof feature.

Read correctly please!!

I did not neglect anything. What you are referring to is another webpage. The project's official website says this much:

Besides there are other sources that give 266 m as architectural height. That thing on the top looks quite an integral part of the building, not like a spire or antenna.

Anyways, i am not saying this thing is definitely not 300+ (and i don't even care that much), only that sources are rather ambiguous about its total height.

There is nothing ambiguous ... the latest official update on Feb 14 stated clearly it is gonna be 300m+. Again 888 feet is not the total height of the tower and I would definitely take the words of the developers over the hotel chain that is gonna manage it!! cz the last time I checked the hotel doesn't really interfere in all construction details or actually have very accurate knowledge about it.

P.S: the other sources you mentioned actually took the final height from our local UAE forum (since the first ever article written about the project stated it will be 266m+) before we got an official confirmation that's gonna be 300m+! and the top part of it is a crown .. floor count is clearly 65 without it, just check the renders. ;)
