Well this is fairly major, and very welcome.

Design is indicative only I think. I expect this will require an intensive planning process given the context and significance of the site.

The site is somewhat of a mega-block at the moment and fairly under-utilised (no way are all those victorian offices fronting James' Street occupied), as someone who lives in the area I'm excited. The Liberties are a great place to live.

it is a dark gloomy place with rows of empty buildings now. Especially around the famous gate.
Does that site have permission for high rise?
Don't expect highrise here, dense yes, but not tall. It's the only big intact Victorian industrial complex in Dublin, which has no-doubt contributed to making it Ireland's most popular tourist attraction (I mean who would want to fly to Dublin to do a brewery tour in a shed in Clondalkin say) - so preservation will be at the front of both Diageo and the planners minds.

Although, this was proposed across the street in 2007. Rejected or abandoned due to the crash I imagine. The side facing the city centre being a huge black wall probably didn't help either.

Wow talk about boldly ambitious! Even something half that height would have been a fantastic catalyst for that area.
I've high hopes for the current development, I can imagine Diageo will be wanting to maximise the profit from the site, however I'm surprised there's more office space than residential planned.

I agree. Hopefully they get pressure put on them by councillors or politicians to go for more residential.

Developments will obviously be very sensitive to the historic buildings, which are an integral element of the project. so I highly highly doubt it

Substantial residential is a must on this site. Hopefully it will be something like Clancy Quay, modern buildings mixed with refurbished old buildings and street level kept largely car free. Wouldn't be surprised if KW were looking to get in on the action here actually, which would be great.

And rightly so, if developed smartly this could be a really good addition to the city

Looking at google maps the site facing the Liffey looks to be a very poor use of space as well, hopefully somewhere along the line that'll be redeveloped, huge potential for the corner facing Houston station

That would surely depend on how many free pints they served up per visit :cheers:

That won't be developed, that's where all the action is in James' gate these days. It mightn't look like much (modern factories rarely do), but that's a busy busy site, the beer output is enormous - makes the area smell nice and malty!
