
Agree but you talked of three qualitative factors-unless the civic infrastructure is in place, like proper roads with markings, foot paths, well designed medians, law abiding and disciplined traffic, cleanliness, sewage system, garbage disposal, adequate public transportation that is comfortable as well, no amount of gleam would make it futuristic

In another 10-20 years, Topsia, Tiljala, Picnic Garden and Tangra is going to go through even more redevelopment and gentrification. Considering it is largely industrial and low income, but close to the city center. Ruby onward in the south and Chingrihata onward in the north is well-developed and hardly any land, but this area in the middle is ripe for the picking.
